  tl;dr - great up front communication, everything else was abysmal. Work not properly secured mid-project causing water to enter; leaks never fixed; refusal to uphold material warranty. Strongly consider looking elsewhere! Four Twelve gets their lone star from their up front communication. When we first needed roofing help, they were communicative and on time. Good signs. Then the work started and one night during the project, they forgot to cover a hole in the roof. We spent all night swapping out buckets to keep the water pouring in from damaging our floors. We called and the team was apologetic, and progress resumed. The project completed and after the first big rain fall, the leaks seemed to be fine. As more time passed, the same leak that they were brought in to fix was leaking again. They came out, addressed it, and again after several months it leaked. This went on for a while until, finally, we were out of labor warranty (3 years). We paid Four Twelve to replace our entire roof for a leak that was never fixed until finally, their labor warranty expired and we were out of luck. Fast-forward to last week, and the leak that started as one is now three. After the latest big storm, we checked out some of the work and noticed some flashing was in bad shape potentially leading to some of the water entering. I called Four Twelve to discuss, and never received a phone call back from the "warranty manager". After following up on my own, I was told that Four Twelve does not honor material warranties and was given another company to contact. Nowhere in my contract does it state that this is not Four Twelve's responsibility. This company does poor work and does not stand by their warranties.

  I had my roof replaced by Four Twelve roofing in April. I live in a small townhome in Baltimore and paid roughly $16K for this job. The team was fast and professional (completed the project in under two days). However, two main issues: One, the contractor they work with to do payment plans (Service Financial Company) was given my information by Four Twelve before we had even scheduled a time for the job. Service Financial began blasting me with text messages, emails, and phone calls to begin paying my debt back (again, before I had even scheduled a time for Four Twelve to come do the job). Two, my roof began leaking a few weeks ago (just a few months after replacement). The leak was coming in through what used to be a skylight in my upstairs bathroom. Once I discovered the leak, I called Four Twelve and the person answering the phone would not put me through to the service team to schedule a time for them to come out. Instead, she said they would call back within 24 hours to schedule a time to come out. I waited 24 hours and did not receive a call back. I called again and was finally able to schedule a time for them to come and check on the leak. They repaired the leak at no charge but it was still very frustrating to spend so much money on a replacement and to experience a leak in such a short time. I would not recommend this company.

  I think this company used to be highly regarded, which is why I went with them to re-do my roof in 2022, but the company has gone downhill. They were sued in 2023 for improperly paying wages to their workers. I started hearing stories of people whose roof was worked on by them having issues. And then four years later I had a leak, had a different company look at it, and tell me the workmanship was so bad I should submit a report to the Home Improvement Commission. I went back to 412 to let them know, they came and looked at it, told me it was outside the Labor warranty but they would fix it for an additional $5000. I now need to essentially get a whole new roof only 4 years after paying them to do just that. DO NOT USE THEM

  I scheduled a quote to repair/replace two gutters on my rowhome. They had to reschedule my estimate appointment twice which was annoying, and when they gave me the estimate it was $3,000. That's right, 3k to replace my 15 foot K gutters …

  If I could give a -10 I would. They had to come back over 10 times after they finished. I asked for all satellites to be removed and they pinned it somewhere else which left an unprofessional hole in another spot. They forgot to cap my chimney which left rain in my living room. The people they hired wasn't certified but fulfilled their obligation...they had to come back to spray all the urination out of my backyard. My neighbor called and said my roof was swinging. They broke my outside faucet and had to replace it. They did a horrible job. My bathroom leaking and they said it was my window that's below my roof and refused to fix anything. They left the trash from their job in my driveway for 3 days. Did a sloppy job on the panels and had to come and fix that. Please do not hire this company. Save ur money. They are a waste of everything. Quick roofers for the penny. Go with another company. They aren't worth it. Update: Since they came to "fix the problem" my roof is still draining in my chimney area and breaking my drywall from the 2nd to 3rd floor, behind my light fixture staining my bathroom ceiling again. Honestly save your coins and go with another company.

  I worked with this company because of the good reviews online. Unfortunately, it was a mistake. The intitial meeting was fine. The salesman seemed knowledgeable. I had the company work on one side of the roof to slope it more because water was puddling and not draining from my flat roof. Unfortunately, within 1 year of the completed work, we started seeing signs of a roof leak. The leak was coming from the side of the roof they worked on. They had to patch and repair at least 2 times and we are still experiencing leaks. My recent contact with them was disappointing. They were going to charge me several hundred dollars to patch up again because the 1 year warranty had passed. It's about 3 years since they did the roof. I feel a roof shouldn't fail within a year and it shouldn't be patched up every few months. I have learned an expensive lesson. The initial work cost me over $8K. Please save yourself the hassle, the time, and the money. I am going with a different company this time to resolve this leak issue. There are reputable companies out there that guarantee their quality of work for more than 1 year. The attached pictures are the current state of my children's bedroom. Their ceiling is right below their failed roof work.

  412 Roofing had installed my roof about 7 years ago. When I had water problems in spring, they came right out. They said my roof needed touchups due to the big freeze we had in February. They said it happened all over the city. They got me scheduled quickly and the roof repaired. They also assured me my solar panels had been installed well, and they will always come out to check on a solar installation when asked. Great service.

  Cannot say how happy I was to have a roofer come out and fix the problem the SAME DAY! It was quick, painless, and solved my problem completely. I'd highly recommend if you need quick repairs taken care of.

  Our flat-top roof had developed some minor leaks. We purchased Four-Twelve Roofing's roof "Tune-up" service. The workers arrived on time. The were very polite and did a fantastic job. No more leaks!
