Honestly, ridiculous business model explained every time I’m on the phone with them. I’ve tried for a couple years to lineup jobs with them and if you can’t make their available window for their first quote, then they can’t even schedule later in week. On top of that, If you have a roof, that’s anywhere from 5 to 10 years old they don’t even prefer to quote it for you even if there is a potential problem. Like I said. Just terrible business model the entire way through…

What a bizarre, dishonest review. First, I'm curious what "ridiculous, just terrible" business model you're referring to? You've been trying, unsuccessfully to schedule with us for YEARS? IF this were true, we'd be flattered. We schedule estimates every day of the week, including Sunday, and although it's preferred, we don't even require the homeowners to be present. Saying we can't schedule later in the week is confusing and untrue. We do more flat roofs than anyone and considering the average flat roof lasts about 10 years it would make absolutely no sense for us to refuse to quote something that was 5 to 10 years old. I'm not sure what your goal is here but it clearly isn't to give honest feedback.

Strongly DO NOT recommend TL;DR: Poor communication throughout the entire process, poor installation that has caused issues years later, subcontractors were used without proper oversight, the job site was left messy, and their mistakes became our financial responsibility I wasn’t planning on writing a review because I just wanted to move on from our experience with Charm City Roofing, but unfortunately, our roof continues to cause problems years later. We had a new roof installed by Charm City Roofing at the end of 2023 because the company had excellent reviews and they were reasonable cost. We have a pretty simple duplex so we expected the process to be straightforward. Unfortunately, what should have been an easy roofing project turned into a frustrating and ongoing ordeal that we are still dealing with years later. During the installation, the workers left 20+ roofing nails scattered around our property, with at least half of them near our 2 year old daughter’s sandbox. They broke a PVC pipe (sewer backflow pipe) that stuck out of the ground near the house that they later had to come back and fix. Additionally, they cut into the wrong side of our attic while installing solar tunnels that also had to be patched up later due to a lack of communication with workers. We planned to finish our attic in the future and were assured by Darius that a roof exhaust fan would provide sufficient airflow and that soffit ventilation would be “overkill.” Two months later, we discovered that the underside of the attic roof directly above our daughter’s bedroom was now covered in mold due to a lack of air flow. After multiple missed appointments and failed attempts to get someone out to inspect the issue, they finally came to look at it. They then told us we actually would need soffit ventilation and that WE would have to pay to fix the problem. While they were fixing their mistake, the owner informed us that the roof had actually been installed by third party contractors. Aft

Kolby, It’s surprising to hear from you via review, over two years later, when you still have a warranty. We have never used subcontractors nor would we say we did so I’m unsure where that came from. All of our crews are in house and we’ve had the same employees for many years. We apologized for issues on the project and were understanding when we showed up for appointments that you had forgotten about and we needed to reschedule. This was not a smooth project, we will admit that, however to place the communication issues solely on us is dishonest. We were not made aware of you had intended to convert an unfinished attic into a livable space until after the work was done, at which point we informed you that roof ventilation alone would not be enough; you would need to have some sort of HVAC going into the attic. Attics are always going to be extremely hot without proper insulation and air conditioning. Expecting that roof ventilation alone would cool an attic was unreasonable. Yes, we did say you would need to pay an additional cost for work that was requested outside of the original contract. I’m not aware of many companies that would do work for free outside of the contract. If your intention is to tarnish our relatively stellar reputation, well done. If you'd like us to come out and to investigate and resolve the leak, please give us a call as your roof is still covered under a fully backed warranty from a Master Elite contractor.

After 2 roof installations I can no longer recommend this company. In my most recent roof replacement, Charm City Roofing showed lack of professionalism and knowledge. I had my roof replaced, new gutter installed and some other things completed. I’ll start with some positives first… the roofers came the day we scheduled and completed the install and the scope of work in 1.5 days. They also cleaned up relatively nicely! That’s where my praises end. I’ve never really been compelled to write a review but after CCR fumbled our situation and show their lack of incompetence making it right I had to. Here’s our experience. After the job was completed they sent the invoice and pictures of the job, pretty standard for this job. I could tell by the pictures some things were a little off. They also were further away shots so it didn’t show the up close details. I could tell even by there pictures that the roofing seems were sloppy. I don’t think it would have leaked or anything. But when you’re spending over 10k for something you hope the product was produced with pride. I decided to climb on the roof and check things out for myself. When doing so my suspicions when correct. It was an overall messy install. But the thing that I also noticed also while I was up there was MY NEW GUTTER WAS INSTALLED INCORRECTLY. On this rowhome they installed a 6in gutter sloped opposite to the downspout. And it just so happened it rained the day before… you guessed it, a few inches of rain sat in the gutter sitting stagnant. I get it, mistakes happen etc etc etc. people can use poor judgement. What I can’t get over how they handled fixing it. They came out an additional 2 times before the gutter was corrected. They also “fixed” the sloppy seems by caking some silicon compound on the messy spots making it look even worst. The first time they came after completion to fix the gutter they realized the gutter they installed was too big for my house. You see, we have a vent pipe running up the back

It’s disappointing to see this review after the conversations we had and that we did address all of your concerns with the project. You had concerns regarding the gutters, seams, and the appearance of your roof. Modified bitumen roofs have seams on them, we offered a silicone coating, which would hide all of the seams, on the original estimate and again after your concerns were brought up about the appearance and this was rejected. We did agree to add silicone patching to areas you pointed out as not “looking right”. Your project manager did include replacing a 6” gutter for the back of your home, which is standard on a roof your size. When we went out for our revisit and noticed it couldn’t slope properly because of a very unique sewer line that comes up the rear exterior of your home, we discussed installing a 5” gutter instead. And yes - we did schedule another visit as it is not our process to do work on a client’s home without their permission. Personally, we had no problem scheduling an additional visit once we had your approval to replace the gutter. I do not understand the comments of “not taking ownership” when the emails stated directly what happened with the gutters and we agreed to swap it out. Your last email stated “Compared to the first roof we had done by you all, this roof looks a lot more sloppy and we are concerned about longevity. Can you let me know how your company typically handles situations like this to make things right?” The response was that we were contracted to install the 6” gutter, but once we realized it was an issue we handled it at no cost to you as it was our mistake and that we do not have concerns about the longevity of your roof and that it was our belief we made things right for you. There was no contact after that until this review. If you believed you were entitled to a discount you could have voiced that but you decided not to until this review.

8/4 - Still no contact or updates. 7/25 - Again, we have made no contact with this person who is not a customer and does not seem to want to reach out despite many attempts. 7/22 - there's been new reviews added to other businesses but we do not have any updates from this person. We do not believe they are one of our clients. 7/11 - Still no response here, I've been updating and checking in often for any sort of communication. 7/10 - I'm still waiting to hear from you. You're not in our system. 7/9 - We truly do not believe this one of our clients. We've combed through our system and cannot find anything resembling this scenario. 7/8 - Hello! The salesman told me that I needed a roof. However, I was informed by two reputable companies that my rubber roof was fine. Therefore, I will never use this company again.

It's possible there was a miscommunication or that our estimator truly believed a new roof was needed. Each situation is different and opinions differ from time to time. I had a very disappointing experience with Charm City Roofing. I hired them to replace my roof on February 27, 2024, and have encountered issues since then that have not been resolved. In September 2024, after a week of rain, I noticed significant bulging and water stains on my ceiling. I contacted the company in October to request a warranty inspection, which was scheduled for October 9, 2024. The project manager who visited seemed unconcerned about the ceiling damage, claiming the roof "looked great" and only needed minor sealing. He then returned to the office and reported that he did nothing to the roof. I later had another roofing company inspect the roof, they confirmed that caulking had been applied in multiple areas, contradicting the company’s claim. After further investigation by a waterproofing company, it was confirmed that moisture was present in my ceiling, indicating ongoing water intrusion. I met with one of the owners on October 22, 2024. While he acknowledged the sealing, he continued to deny any connection between the roof and the water damage. Despite numerous attempts to resolve this, the issue remains unresolved, and the company has refused to take responsibility for the damage. Additionally, I was misinformed by the company that no permit was needed for the roof replacement, which I later found to be untrue. There was also a lack of transparency regarding the work done on the roof during the October 9 visit. To make matters worse, I am currently pregnant, and the potential for mold or further water damage in my home is concerning for both my health and the health of my unborn child. Overall, I am extremely dissatisfied with the handling of this situation and the lack of accountability!

This company worked on my neighbor’s roof. In the process, they damaged my home. Initially, the company said they would pay to fix the damage. That has not happened. I had to call my own roofer to fix the damage to my roof since the work from Charm City Roofing caused a leak in my roof (we had no leaks for over 10 years and then we had a leak on the first rain after they did their work). A Charm City Roofing employee even admitted they had left a nail hole in my roof. They told me I would be contacted to schedule a repair, but they never reached out. My attempts to contact them have been unsuccessful. It has been very stressful and frustrating, especially since the seam between my roof and my neighbors roof now has a lot of gaps that could cause future leaks. My roofer said they cannot repair this issue since it is coming from the neighbors side. I have attached some pictures to show the state of the roof now. The white roof is new from Charm City Roofing and my roofer says it should be torched down along the entire seam. Instead, there are large gaps. I cannot fathom why anyone would want shoddy work on their roof. Response to the owner’s reply: I spent weeks getting completely ghosted by Charm City Roofing after they had told me they would make repairs to fix the damage they caused. I was not offered money for the repairs. I had no repair crews show up at my house. The first time I heard from Charm City Roofing after they identified the problem was when they called me to complain about my google review. We had no roof issues on our third floor at all until after the work was done by Charm City Roofing.

In regard to the issue at hand, your roof’s age and condition is a significant concern. It is well beyond its lifetime and is certainly not in optimal working condition. It does not appear to have been maintained or to be a heavily regarded component of your home. You are most likely aware of that since you have a working relationship with your own roofer. Hopefully they are relaying the truth about its condition and aren’t providing information in an attempt to redirect the blame. There is no reason to believe the work we did to your neighbor's roof had any impact on your own, or led to the leak you experienced. It was clear, however, from our initial interaction, that you were in distress over the situation. We wanted to be helpful and take care of the issue to alleviate your worries and tamper any misplaced ill will. We agreed to check your roof and determine why it was leaking, and to repair any issues that could possibly be conceived as causing the leak. You insinuate the leak is due to gaps in the torch down layer. Even though we refute this claim, we were willing to add an additional torch down layer to reseal the edge on the parapet that separates your property from your neighbor’s property, at no cost to you. You were not satisfied with this solution, yet, the claim remains a primary point as justification that our work is “shoddy” and therefore at fault. We also agreed to repair the damage that occurred in your home due to the leak you experienced, even though there was no evidence of fault as the basis of liability, other than your personal assumption. Michelle, The estimator you worked with, Mark, has reached out a few times in an attempt to come to an amicable agreement. Since he has, unfortunately, not been able to contact you, we feel it is necessary to respond here, publicly. Your mother contacted us on August 1, 2023 requesting an estimate for roof replacement because she had “noticed a leak in the last week or so”. Mark came out, inspected the roof and provided an estimate the next day. The contract was accepted and signed on August 11 and the roof was replaced on August 29, 2023. During the replacement process it was discovered that the roof had been leaking for quite some time. We know this because there was some badly rotted decking that needed to be replaced. Your mother contacted us on the evening of September 25, 2023, by email, stating that the roof was still leaking. We had a project manager out on October 2, 2023. During that visit he inspected the roof as well as the interior of the home but found no evidence of active leaking. Only some old water stains on a section of poorly repaired drywall. This process was repeated with subsequent revisits on October 19 and October 26 with the same results. No active leaking, just old water stains which had bled through the paint. Presumably because it was not properly primed. Finally, on the 4th visit for the same “leak” on November 13, 2023, we agreed, at your insistence, to remove a small section of drywall on the ceiling and perform a water test by spraying a large amount of water on the roof in the area above the “leak”. Both the drywall and the area above were completely dry, you were finally convinced that the roof was not leaking and we assumed that you were very pleased with the way we had handled your mothers concerns. All of this is very well documented through emails, internal notes and dozens of photos. I had an excellent experience with Charm City Roofing. The price was very reasonable (lowest of three companies and inclusive of materials others weren't) and the workers were very efficient. The work was done in one day and the cleanup was excellent. I would highly recommend!

What a great company! Mark came right out with no sales pitch and showed a level of professionalism that was unmatched to any other roofing company. The roof company came out quickly and finished the roof in one day. The material and equipment that they use is all top notch. The Charm City Roof crew also did an excellent job with clean up after they left. This is a great roof company!

We had a great experience working with Charm City Roofing on our recent roof replacement. From the start, Roger was transparent, responsive, and easy to work with. We came in with a specific budget in mind, and rather than just walking away, Roger worked with us to find a solution that fit, including talking through different material options so we understood exactly what we were getting for the price. We ended up going with a granulated roofing system, and the whole process was smooth from quote to completion. What stood out most was the flexibility and willingness to negotiate in good faith, it never felt like we were just getting a sales pitch, it felt like they genuinely wanted to make the project work for us. Highly recommend Charm City Roofing if you're looking for a team that's professional, communicative, and willing to work with you to get the job done right.

I can’t imagine a smoother experience getting our roof replaced! It’s already stressful having to replace your roof - especially due to a large leak like we had. Within a day of contacting them via the website, Mark got in touch via phone and text. The day after that (Sunday of Memorial Day weekend by the way), he came out and actually got on the roof to take a look. One day later, we had a detailed email with our estimate and info about their materials, and an offer to beat or match any comparable company’s offer. The price was reasonable, so we didn’t feel the need to shop around. We had prompt communication with Mark from start to finish, thorough emails from the office about processes and scheduling, and they came and did the work and cleaned up everything afterward! We even got an email with a bunch of photos of the roof during and after the replacement. It’s possible to have a home repair experience that you feel good about with this company!

Charm City Roofing did an excellent job fixing my leaking roof. They disassembled my deck, replaced my roof and reassembled the deck. Darius is a pleasure to work with. Your roof is important. If you live in a Baltimore row home with a flat roof, you need a roofer that has experience. I highly recommend Charm City Roofers!
