I was willing to pay top $ (20% more than competitors) for 1st quality work and excellent customer service, as reviews seem to indicate was the norm with ARS. Got neither. Had problems with workmanship on our membrane roofing (exposed plywood, critter openings to attic, poorly matched shingles, patchwork of roofing materials, unprofessional crew -- and a nail in my tire). 100% unacceptable. Sent an email punch list which DS said he never got but was in the thread with our proposal acceptance. Received an invoice without ARS checking if we were satisfied. Begged DS to personally come look. He initially pushed back on my claims but 2 weeks later, did send J to review. That night, DS called to agree the roof did look bad and he would re-do it. Another 2 weeks and 2 cancellations later, and after a 3rd attempt to cancel so I was told they could prioritize another job, I refused to be bumped again and threatened to terminate our contract for failure to work. They then sent their commercial team who tore off the roof and started over. The work was excellent but it took my persistence, emails, patience, and all summer to get to this point. I finally got the roof I expected but never the customer service I was expected to pay for. So I offered them payment equal to the other competitors' bids (and paid for my own tire repair). ARS insisted they earned their 20% bid for product and good service, but they accepted my offer. In 40 years of property management, this is among my top 3 regrets. I'm glad to see so many good reviews, so I must be the unicorn, but based on what I experienced, I cannot recommend this company.

Susan, Thank you for taking the time to share your feedback. We remember your project well, and you are entirely right—the initial experience you had with our first crew did not reflect our standards. We apologize for the stress and effort it required on your part to get the job done correctly. Our priority is always to stand behind our work. We are glad our commercial team was able to completely tear off and rebuild the roof to the excellent standard you expected, and that we were able to agree on a $725 discount to honor the competitive pricing you proposed. Your experience as a property manager is highly valued, and we took your feedback seriously. Over the past year, we have used this specific project to overhaul our communication threads, scheduling priorities, and quality control checks so no other customer experiences these delays. We appreciate your patience in letting us make it right, and we wish you the very best.

Hired them in November 2025 to repair a leak. The roof is still leaking in the exact same spot. After 4+ phone calls trying to get them to make it right, they refused to honor the repair under warranty. Apparently, their warranty only covers "workmanship," not the actual leak, and their contract allows them to charge you repeatedly for trial-and-error attempts. Terrible customer service and a complete waste of money. Since they won't provide a refund, I'll have to go through Small Claims Court. Your workmanship works well on an area of my roof that's NOT LEAKING! You clearly misdiagnosed the leak. Your recent diagnosis should have been your first diagnosis. It says a lot about your ethics and integrity when you make customers sign waivers that protect you from outed as incompetent.

Hi Melissa, Thank you for your feedback. We take all customer concerns seriously and always strive to provide transparent, high-quality service. To clarify the situation for anyone reading this, our team returned to your property multiple times at no charge to troubleshoot the area. Our inspections confirmed that the specific repairs you paid for in November (re-flashing and re-sealing two metal roof vents) are 100% intact, functioning perfectly, and free of defects. As we outline in our standard contracts, roof leaks can be complex and stem from multiple sources in the same general area. Our methodology is to address the most likely and cost-effective issues first. Our recent diagnostics revealed an entirely separate issue with the rake metal that was not part of the original scope of work. Because our initial workmanship is completely sound, this separate issue falls outside of that specific warranty. Before beginning any work, we prioritize transparency by discussing all potential outcomes with our customers. In your case, we explicitly discussed upfront that the initial repair might not fully resolve the leak due to the complex nature of roofing issues. The signed waiver was a mutual acknowledgement of that pre-work conversation, outlining that further diagnostic work and additional charges could be necessary if the leak persisted. We value your business and have offered to complete the necessary new repairs at our exact cost, which we feel is a fair compromise. We remain open to discussing this further to find a mutually agreeable solution

Roofer driver was SPEEDING and nearly ran me off the Road and flicked me off LITTLE to know I AM A CUSTOMER WHOS appointment he was on the way to!!! DO NOT USE this company!!!!
Reply from the business
First, this is not a customer of ours so this is not the appropriate place to post this type of thing. Second , this was not one of our drivers, probably just a company with a similar name. Third, this whole thing seems a little fishy, probably a jealous competitor.

They was quick to come tarp my house after a tree fell on it, but after multiple times to request an estimate on the full repairs I’ve heard nothing. Just that they are still “working on it”. I’ve had to move on.
Reply from the business
The damage was extensive and took a while to get all the info needed to provide an accurate proposal. We apologize for the unusually long turnaround time for the estimate.

I asked them to come out to inspect the roof to see if there's any damage, the roof is over 20 years old. Rictor came out, gave me a folder with the company's info and told me he wouldn't be able to tell me the condition of the roof. Huh?? That my option is to contact my insurance company and see what they say. He didn't even look at the roof. I got the feeling that they just didn't want to do anything for me.
Reply from the business
Our representative visually inspected the roof and didn’t see any issues. I’m not sure what else you expected but I’m sorry you weren’t completely satisfied with the service.

I scheduled an appointment for with Haley 2 weeks ago for a roof estimate. The appointment was scheduled for Wednesday of last week between 4 to 5pm. Daniel came out to view my roof and stated the roof was old and that the insurance company Would probably not cover replacement cost. Daniel suggested getting a private adjuster to come and inspect my roof if the insurance would not cover my roof and that the private adjuster would only require a partial amount of the insurance payment if he was able to prove the roof had weather damage. I'm still waiting f for Daniel to send an estimate for my roof replacement after 2 calls and a follow up email...still no estimate. I was told by Haley via email that Daniel says he may have an estimate late today or tomorrow. I've decided to go with another more professional reliable company. I found ARS on Trusdale website. I probably will not go there as well again...By the way my insurance company is covering the cost of the roof as they did find wind and hail damage.

Lynn, I apologize that you had a bad experience with our company. I'm not sure why Daniel did not submit a bid in a more timely manner but I will find out and make any corrections necessary to make sure this kind of thing doesn't happen again. I regret that we were not able to actually perform any work for you as you would have then been able to see why we are one of the highest rated companies around and have been for over 27 years. Where to begin...they came to replace the roof in our condo building over the past two weeks. While replacing said roof, caused damage to our walls inside the unit and took no accountability whatsoever. They did explain how we could fix the damage they caused. Our cable (satellite) has been knocked out for a week, there is a porta potty still sitting out front of our unit (it adds a great look), and a ladder has been left behind for the same amount of time, as well.
Reply from the business
Where to begin....How about, the walls are damaged because the roof has been leaking for a long time and caused wood rot which had to be repaired. Someone caulked the Sheetrock to the deteriorated plywood and when it was removed it peeled the paint off of the walls in some areas, there was nothing we could do to avoid this. As for the ladder and the porta potty, they were left on-site because we are STILL THERE WORKING. And last, when you have a satellite dish that HAS to be moved in order to replace a flat roof, there is a chance it will have to be reset. Replacing a roof of this size is a huge project with a lot of “moving parts”, this job has actually gone pretty well, other than the bad weather we have had to work through. This person simply doesn’t understand what is involved and what is standard procedure for a job like this. Mark Rutherford, Owner Atlanta Roofing Specialists

At our first appointment which was at 4 pm, I had to leave work early so that I could be home in time for the gentleman, however he was an hour late with no call or anything. However I did like the service once he arrived, I decided to give them a second chance. So I called my insurance company to see if they would cover the roof cost and set up a time for the adjuster to come out and look at the roof, which was this morning at 8 am, I called the company to have them come out as well and they told me he would be there. So the adjuster showed up on time with his own roofing company, however this company did not show, I got a call a half hour after he was suppose to show to tell he would not be coming but no reason why. I feel this is a very unprofessional way of doing business and not respecting your customer time. I will not be doing anymore business with this company and I would advise other to not do business with them as well.

Our representatives are usually booked out several days in advance. We can’t always adjust our schedules to meet adjusters on short notice. Furthermore, it is not necessary for the roofing contractor to be there, especially when the insurance company is bringing a roofer with them to do an inspection on their behalf. Our being there can sometimes be considered a hinderance to the process. Mark Rutherford Atlanta Roofing Specialists

We got three quotes from different companies, and Atlanta Roofing Specialists offered the best price. We’re so glad we chose them! Scheduling was easy, and they came out and repaired the requested area quickly and efficiently. They also cleaned up afterward, and I have no complaints. Great experience overall! I would definitely recommend them to friends and family.

Atlanta Roofing Specialists came highly recommended by my neighbor, who had recently replaced his roof. After seeing the quality of their work firsthand, I decided to include them in the bidding process, and I'm glad I did. Out of all the quotes we received, theirs was by far the most detailed and transparent, with clear line items that made it easy to understand exactly what was included. Because of their certifications with multiple roofing manufacturers, they were also able to offer us the best combination of material and workmanship warranties. The crew completed the job on schedule, the workmanship looks excellent, and they did a thorough job cleaning up afterward. The entire process was professional from start to finish, and I wouldn't hesitate to recommend Atlanta Roofing Specialists to anyone looking for a reliable roofing contractor.

After a storm damages your roof, a professional inspection can be an important step in understanding the condition of your home and moving forward with an insurance claim. Roof damage is not always obvious, and issues like missing shingles, leaks, or structural concerns may require an experienced eye to identify. In Atlanta, GA, severe weather events can bring strong winds, heavy rain, and hail that may impact roofing systems. A detailed roof inspection helps document damage, provides a clearer picture of needed repairs, and gives homeowners important information when working with their insurance provider. Having proper documentation and an accurate assessment can make the claims process easier to navigate. A roofing professional can help identify storm-related issues, explain repair recommendations, and ensure you understand the condition of your roof before making decisions. Taking action after a storm can help prevent additional damage and protect your home’s long-term value. If you need a roof inspection in Atlanta after weather-related damage, Atlanta Roofing Specialists can help evaluate your roof and provide guidance throughout the repair process.
