Late August in the Hill Country is when a lot of roof problems finally show themselves — and it usually starts at the flashing, not the shingles. Flashing is the metal that seals the spots shingles can't: chimneys, skylights, wall transitions, plumbing vents. After a summer of 100-degree days, that metal expands and contracts every single day, and the sealant around it dries out and cracks. Then the first heavy fall rain rolls through New Braunfels or San Marcos and water sneaks in behind it. The shingles look fine from the driveway, but there's a stain on the ceiling. Three things you can check yourself from the ground with binoculars: 1. Rust streaks or lifted metal around the chimney or skylights. 2. Cracked, crumbling caulk where the roof meets a wall. 3. Dark staining on siding just below a roof-to-wall transition. Any of those means the seal is done and needs redone before storm season, not after. It's usually a small repair now versus decking and drywall later. We inspect flashing on every roof we look at across New Braunfels, Seguin, Canyon Lake, Kyle and Spring Branch — and we'll tell you straight if it can wait. #NewBraunfelsRoofing #TexasHillCountry #RoofMaintenance2 days agoCall now
