This is an update to review to the one I posted in 2023 with new information about our project. We signed a 2 year maintenance program with IAR, and it's not been going well. I hope this review can help other people considering signing similar roof maintenance programs with this company. We paid $37,000 for both roof repairs and the peace of mind that comes with a 2 year maintenance program to fix any new or recurring issues. Since the initial work was done in May, we have multiple owners complaining of ceiling leaks (the roof is right above them) and 7 months later, here's what I have to show for it: --IAR has fixed none of the leaks; worse, they didn't even try --IAR has been evasive and does not respond in reasonable timeframes to requests for help. It's often weeks or months before we get any response at all --IAR was a no show (with no comms) for 3 of 3 appointments for them to look at the issues. This is extra damaging, since owners and myself take time off work to make the appointments ourselves, so for IAR to no show up is very disrespectful I was really excited to have found IAR when I found them, but I really do regret signing a contract with them now. I just don't think they want to honor the contract and are content sticking it to their customer.

This an an update to my previous reviews. IAR did come out in February, 2024 to diagnose and then resolve the issues first reported in July, 2023. I was grateful they came out and stood by their work. Of all the issues we had reported, IAR …

Sam would get 6 stars from me if I could add one more. I came home late night/early morning today to find a raccoon on my roof. Little pest chewed and clawed down through to the drywall on my ceiling inside my home. After scaring the critter off, I was very concerned, because it was going to be a rainy weekend. I called IAR&T at 2am and Sam answered. Told me he'd be out later that morning. Sam came and gave me an fair quote and explained what was needed including my request to remove an unwanted skylight. About an hour later he had his crew working on my roof. It gave a chance to go have breakfast and come back and they were almost done already. I was able to leave at 1pm and easily make it to work on time as well. All in all the experience could not have went smoother.

Great, friendly, and professional service during the aftermath of a very severe storm. Sam responded quickly, assessed the damage, and expedited the repairs immediately. He carefully explained the issues and provided a quote that was both reasonable and affordable. The quality of work and attention to detail were exceptional, and the entire process was handled with professionalism from start to finish. I highly recommend this roofing company for emergency situations as well as routine roofing needs. Their impeccable service and commitment to customer satisfaction truly stand out. Thank you, Sam, for making a stressful situation much easier to handle!

I recently noticed a small amount of water leaking through my smoke detector on my top floor. I figured I should get my roof checked out, so I called Illinois Affordable Roofing. They answered even on a Sunday and took down my information. The lady on the phone was nice and told me I would get a call from Sam within the hour. Sam called me within 10 minutes, listened to my concerns, and said he wasn't too far away and that he could stop by to take a look at my roof within a couple of hours. Sure enough Sam was there when he said he would be. He was able to use a drone to take pictures of my roof and show me what the issue was. He thoroughly explained the process to replace and repair the section of my roof that needed repair. He also told me he could do it within a couple of days. He provided me with an estimate within an hour of looking at my roof, so I told him I would go with him and his company to repair my roof. He sent a couple of guys out that same day to do a temporary repair on my roof, so water and snow wouldn't leak through before they could do the permanent repair a couple of days later. His men came to do the permanent repair a couple of days later as promised. Sam sent me pictures of the process and progress on my roof. They were able to do all the repairs that day. I was very pleased with my experience with Sam and his company. He was quick to respond, had great communication, and did everything he promised. I feel like the price was also fair.
