I cannot recommend Flat Roofing Experts. Tim and his team convinced me that their silicone roofs were high quality and durable, but the installation was done negligently. The silicone was poured onto the existing tar and gravel roof without correct preparation leading to rapid deterioration and leaks. Within just three years, I started experiencing leaks. Although Tim guaranteed his work, he found a way to void the warranty at the first opportunity. I've had multiple roofers come out, and they all agreed that the installation was poorly done. I strongly advise against doing business with Flat Roofing Expert LLC

Jon, we have been through this many times. Previous homeowner contracted Flat Roofing Experts for the GE Silicone Coating for the entire roof in 2021. And it was less than 20k btw)) Roof had 2 huge HVAC units 500lbs each. Approximately. You purchased this property in 2023, we did our roofing warranty transfer as usual. Did minor maintenance for free. You had a leak in Dec 2025, we were on the roof shortly after. What we found is not covered by our warranty unfortunately. It looks like one of your HVAC units went out and you hired a HVAC contractor to install a mini split unit. Most likely a crew of 10 people were up on our roof, they removed 40feet of duct work, hired a crane, craned unit off, used steel plates, some paint to reseal all penetrations. Now per our warranty agreement that the previous homeowner signed, it all should of been a coordinated project. HVAC guys do their work, we come right after to reseal all penetrations with proper materials in order for the warranty to stay intact. Flat Roofing Experts gave you a repair estimate which was not expensive at all, but you claim that everything should be done under warranty. Thats not how warranties work Jon. Instead of going after your HVAC contractor, their insurance policy, you claim that everything is Flat Roofing Experts fault, Hired and attorney but after they saw what happened they dropped the case. You cant blame Flat Roofing Experts because your HVAC contractor with a crew of 10 destroyed your roof. You failed to let Flat Roofing Experts (per our warranty) know about this major project happening on the roof. Flat Roofing Experts has a repair estimate pending, and your roof is still repairable. Warranty will resume once all roofing issues are taken care of. We at Flat Roofing Experts are going above and beyond to take care of our customers, but not in this case. Please reach out if you have any questions, we can put this incident behind us and move on. God Bless.

I feel fortunate to have decided on silicone by Flat Roofing Experts. The roof cleaning and preparation process was extensive and vastly improved drainage. They recently replaced using primer with adding an extra coat of silicone 👍🏽. The results are impressive and the team was fast, clean, and answered all my questions. A great experience.

The flat roof needing replacement is a deck used as an outdoor extension of the living area. Tim's estimate was in line with other companies, and we went with Flat Roof Experts largely based on Google reviews. The job turned out to be much larger than expected because of rotten fiberboard and even wood structural supports. John and Victor figured out how to reinforce the substructure, and around 10 sheets of roofing board were replaced followed by base sheet and Modified Bitumen roofing material that was torch-sealed. Aluminum flashing and silicone edge sealing were also done. This one-day job wound up taking three days, meticulously supervised by John as if it were his own house. It wound up costing about 20% more than the original estimate because of all the extra materials and labor, very reasonable, I think, considering how much work this was. Therefore, I highly recommend Flat Roofing Experts, aptly named especially if John supervises and works the job.

From start to finish , I couldn't be happier I chose this company. From the initial estimate, which was completely thorough and not sales-driven, to the helpful and responsive office manager, including the professionals who did the work on my roof, Flat Roofing Experts LLC is completely customer-focused and provides the best quality and value. I would highly recommend to anyone, and would certainly call them again!
