    Smooth process all the way through and impressive professionalism. Our building’s roof contained six large smoke vents that couldn’t be treated just like ordinary skylights. Several curbs were leaking, and the surrounding membrane had been repaired repeatedly over the years. The roofing scope covered the membrane and curb transitions, while testing of the smoke vents remained under the specialist’s responsibility. That separation prevented roofing work from being mistaken for certification of the equipment. Removal found wet insulation around three curbs and one drain. The metal deck below showed corrosion in a limited area but remained usable elsewhere. The damaged section was replaced and documented before new insulation was installed. The roof received tapered insulation, a single-ply membrane, new curb flashing, drain details, perimeter work, and walkways connecting the access point to each vent. Flashing was completed one curb at a time so no opening remained exposed unnecessarily. The roof has remained dry, and all six vents passed the subsequent test. Maintenance workers now have a defined route that avoids the curb corners.

    An abandoned masonry chimney occupied the center of our flat roof and had been leaking around its base for years. Repointing and reflashing it again did not make sense because nothing in the building still used it. We chose to remove the upper chimney before replacing the roof. A masonry crew dismantled it to the approved level, and the roof opening was then framed and closed. Water damage was concentrated on one side of the former chimney. The surrounding deck remained sound. New insulation and membrane continued across the closed area without preserving an unnecessary penetration. The drain slope was also adjusted because old patches around the chimney had created a shallow low spot. Photographs showed the completed deck before it was covered. Several mortar fragments reached the rear courtyard despite the protection below. The area received another cleanup and was checked with the neighboring property. No damage occurred. The interior chimney enclosure remains, but the rooftop source of repeated flashing repairs is gone. Later rain has drained across the former location without collecting or entering the building.

    The final invoice is probably the best summary of why this flat-roof replacement went well. The original proposal included an allowance for damaged decking, and once the roof was opened, only a small portion of it was needed. The unused amount was removed instead of somehow becoming part of the final price anyway. Our roof had two old membrane layers, a coated drain area, and a wide depression where water sat after every storm. We had already repaired the drain twice, so another patch did not feel like a serious option. During the estimate, the roof was measured in front of us and the drain, overflow, parapets, hatch, and penetrations were counted individually. Removal showed wet insulation around the central low area and one deteriorated section of plywood near the drain. Photos were sent before the wood was changed. New tapered insulation created a better path toward the outlet, followed by a cover board and a two-ply modified-bitumen system. The drain was rebuilt into the new roofing instead of being surrounded with another layer of cement. Parapet flashing was replaced, and an unused vent opening was closed. We also received pictures of the base sheet before the finished cap sheet covered it. The project itself was loud and produced more debris than I expected. The dumpster also remained in front of the building one night longer than planned because the pickup company was delayed. It was not a serious problem, but I would have preferred to know earlier that it was staying. Once the container left, the crew returned to sweep the area and check the lower roof for scraps. Several storms have passed, and the large depression no longer holds water for days. The roof was not magically cheap, but the price stayed tied to work we could actually see and verify.
