They installed the roof in 2016. They no longer perform residential work and had a non transferable workmanship guarantee. Shingles began sliding off in 2019, and I just found a spot where they completely failed to place a shingle at a roof joint at the gutter line. Finally they failed to install a component correctly and I have wood damage just below the roof edge. Part 2. For anyone reading the review and the company’s response, note that they try to use the time of 9 years even though poor workmanship caused problems after only 3 years as my initial review indicated.

Thank you for taking the time to share your feedback. We'd like to address the concerns you've raised. Our workmanship warranty policy, which was clearly disclosed at the time of installation, is non-transferable when a property changes ownership. This is a standard practice in our industry and was part of the original agreement with the homeowner at the time of installation in 2016. As the property transferred in 2018, the workmanship warranty did not extend to subsequent owners. It's also important to note that this roof has now been in place for nine years and has weathered multiple severe weather events during that time. While we take pride in our installation quality, roofing systems naturally experience wear over time, and storm damage can affect even properly installed roofs in ways that are unrelated to the original workmanship. While we discontinued residential roofing services several years ago as we shifted our business focus, we have always stood behind our work during the warranty period for our original customers. We appreciate your understanding and wish you the best in resolving these concerns.

I just had Apex Exteriors correct numerous sloppy and simply bad work done by Showalter. I’m mad at myself for hiring Showalter. I was duped and ripped off

TAB, we don’t have any record of you contacting us to fix any issues and I’m not sure who you are based on your name on Google, so it is a little difficult to respond. We would have appreciated the opportunity to make it right before you left a review regarding something we have no idea about.

I live in a 4 story condo on the 4th floor. Showalter replaced the roof on our building. During the demolition of the old roof the workers left old roofing materials piled up around our air unit on the the roof which created a dam for the rain that poured for 2 days and soaked our ceilings and 2 of our neighbors. This happened 5 days before Christmas. Every ceiling and wall in our condo had to be replaced but Showalter were offering to paint our ceilings and walls. We were at work when we learned this happened. When we got home Our place already stunk of mold and there was no way paint would’ve fixed this. Luckily our condo association had hired someone to supervise the work and he had warned the workers about leaving the roof without removing the debris. If that hadn’t happened we would’ve been screwed. We have had 3 other incidents including tonight with a wet spot on our bedroom ceiling and all caused by Showalter when they do maintenance on the roof. Never use them!

Larry, Looking back, the leak occurred when the roof was in progress and a seam between the old and new roofs leaked. We supervised all the drywall & insulation replacement and never tried to get away with anything. Currently, we do maintenance work on the roof and there was a leaking HVAC unit causing spots, not an issue with the roof. As for the drainage issues, the original construction posed problems for drainage. The contract did make management aware of possible outcomes due to this and Showalter has completed various alterations to make it work on this specific situation. Other maintenance visits over the past 15 years since we have installed the roof have included fixing leaks due to storm damage, HVAC service punctures that we have patched and ice build up that has caused water to come through the siding. All things that Showalter is not at fault for, yet we have been there to address and fix. It seems that there may be a lack of understanding of the sequence of events and Showalter's role in fixing issues. I hope this helps clear things up and you will consider adjusting your review based on the facts. We have records on the complete history of the roof, issues that existed before the roof was installed, and service since we installed it 15 years ago. If you have any questions, we would be happy to discuss further with you. You can call our office at (630)499-7700.

Very rude workers, Understand doing work on a roof however you should not be blocking the home owner's parking spots when there's actual parking spots for the workers to park their vehicles. And the verbal interaction with the worker is terrible when you're asking the worker to move their vehicle I shouldn't have to wait an hour for a worker to move a vehicle off of private property

Victoria, we have done work at this building for 15 years and have never had a problem with disrupting tenants. When you called our office representative and let them know you saw our truck on your Ring camera, we let our crew member know they needed to move their truck right away. We then moved the truck before any cars were there to access the parking spot. Our worker was only at the location for a total of 20 minutes per our GPS tracking. To call our workers rude and say the “Verbal interaction with the worker is terrible” misconstrues what took place as our workers had no interaction with you at all. They were out of the way before you were physically there. We would appreciate if you removed this review as we were fully willing to cooperate with you and it does not honestly represent our 44 year old family owned business.

Received an invoice for $416 (for 3 man hours of work) to install one shingle. Did not receive an estimate prior to work being completed; just the invoice after the job was done. How do you justify 3 man hours of work to install one shingle?

Dear Jill, We are sorry you feel you had a poor experience with us. However, you were fully informed about and subsequently signed and agreed to, a Time and Materials job rate; which does not necessitate an estimate and is determined by the rates and material costs spelled out in the agreement below. Please note: we also waived our usual service fee. Per the agreement, hourly labor rates are $120 per man, per hour in 1/2-hour increments, and includes travel time. We made clear that Algonquin is outside our immediate service area, and that Time and Materials jobs include travel time. We have also double-checked the job GPS data and confirmed that from the time our crew left the call prior, to the time they completed your job, was almost exactly 1.5 hours. In summary, the Hourly Labor Rate ($120 per Man) x 2 Technicians x 1.5 Hours + ~$53 in Materials = $416 Showalter Roofing Service, Inc. Time and Materials Agreement I understand and agree to the following: • Showalter Roofing Services, Inc. ("SRSI") has completed roofing work at the above address (the "Original Work") as further described in the contracts for such Original Work. The Original Work is covered under SRSI's workmanship warranty specified in the contract for such Original Work. SRSI will repair, at SRSI's sole cost and expense, any repairs necessary to correct defective workmanship in the Original Work. If it is determined by SRSI that the cause of the leak is not related to the Original Work (e.g. caused by ice dams, storm damage, wind damage, hail damage, animal damage, masonry issues or any other cause not related to defective workmanship), then I agree to pay SRSI the following fees for work completed: Service Charge: Waived Hourly Labor Rate: $120 per man, per hour in 1/2-hour increments, and includes travel time. Time starts once our service team starts traveling to the above stated project location. For the avoidance of doubt, this includes time for assessment of any leak cause and time for c

I paid Showalter top dollar for a 5⭐ job. I asked for upgrades because I wanted the roof to last and avoid any problems. After a big rain water started coming through the kitchen ceiling. I called them and they sent a man out to fix the leak. He told me his job was to fix the roofing crews mistakes. I asked him about my ceiling and wood floor damage. He told me to contact the office which I did. They took my information and said that they would get back to me. That never happened. Now I have a saging ceiling and a damaged wood floor. I think they took advantage of me because I'm a senior citizen.

Thank you Mr. Getch for taking the time to leave us a review. We understand you are not happy with the service you received. Our records indicate that the last day of service for your property was in 2018 where it was determined that the damage was not due to the roof installation. We pride ourselves on the care we take of our customers and we stand behind our work. Please contact our office at 630-499-7700 so that we can discuss this concern and find a resolution.

I had Showalter come out and quote/estimate moving bathroom fan exhaust, remove old attic fan and install new attic fan, and install soffit baffles and push insulation back to baffles. I was told they were out 2-3 weeks. I signed the agreement and it took 3 phone calls to get scheduled over a month later. Estimated 3/22/22 scheduled 4/2/22 work completed 5/4/22. As expected it took about most of the day for the work and the installer was polite. When the installer left there was no walk though and I didn't receive the old fan nor the packaging/box for the new fan that was mounted. Upon inspection there were baffles that were falling down and the junction box for the attic fan was left open with exposed wires hanging out, along with the thermometer/humidistat for the new fan were just hanging and the insulation wasn't pushed back up to the baffles as it was quoted. Also, at no point was the power turned off to disconnect the old fan. When I called the person that came out to quote the job I got no answer. I sent pictures of the issues to the person that sent me the invoice and copied the estimator. At that point I received a phone call from the supervisor (who came out around noon during the installation to help the installer), I expressed my concerns and was told that they are not electricians and they couldn't fully install my attic fan. But yet, they disconnected the old fan that had a live run of power and didn't even kill the power. On Thursday I called the main office to speak to a Manager at that point and I still haven't received a call back.

Chris, We’re sorry you feel you didn’t receive the 5-Star customer experience on which we pride ourselves. However, you failed to mention several important details in your negative review: First, per the signed agreement and the terms of our liability insurance, we made you fully aware that we are not able to do electrical work. Both the Estimator and the Service Manager reiterated this point to you. True, we were able to disconnect the fan, but there is a big difference between disconnecting and re-wiring an electrical device; which should be left to a licensed electrician. Second, the delay in the time between when your job was estimated and when it was performed, was caused partly due to your initial deposit e-check failing to clear. Finally, regarding the claim that the installer left falling baffles, exposed wires, disturbed attic insulation, etc…, our Service Manager spoke with you (on the Thursday you called the main office) about his willingness to come out again and take a look at the install to ensure your satisfaction with the job. However, you declined his offer. As is our goal with every job, we strive to go above and beyond in making sure our customers are satisfied. But the points you have mentioned in your negative review do not accurately reflect the circumstances of your project and, furthermore, you have declined our offer to follow-up and ensure the quality of our work. We are still more than happy to hear from you and work together to make sure you are 100% satisfied. Feel free to reach out to our offices at (630) 499-7700 or email us at srsi@showalterroofing.com Sincerely, The Showalter Customer Care Team

Needed minor roof and soffit repair, and was also concerned about gutters in several areas. Willi provided itemized estimate for all the work. The estimate was greater than I had budgeted. Willi then took the time to explain to me how he would prioritize the work. His patience and expertise were appreciated. The work was then done by Ryan and Javier. They showed up on time, were professional, and did excellent work. Thank you all.

From quote, to the scheduling, to completion, my entire experience with Showalter was fantastic. Everyone respected my time, always met their commitments and did excellent work. Special shout-outs to Andy in sales, Enrique, the project manager, the entire installation crew (my neighbors couldn’t believe how efficient and clean you were) and, finally, to Ryan & Marco who did some additional repairs and a gutter installation. Thank you!

Engaged Showalter roofing to insulate my roof from ice dam issues in preparation to winter weather. From start to completion, I have been tremendously happy with them for their knowledge, extreme professionalism, perfect execution and follow through and communications. Javier, who repaired my roof, was very courteous, answered all my questions patiently and completed the job single handed. Will recommend Showalter for all your roof repair needs.

Showalters’ team installed two metal accent roof pieces on my home. The house is 1890 and not easy to work with as it’s not cookie cutter. The guys that did the installation are true artisans. I could not be an happier. They made my home shine again!

Showalter’s estimator, Andy Shaw is great to work with; professional, knowledgeable, personable and prompt. He performed a detailed inspection, gave suggestions while staying mindful of our requests, quickly provided a quote and was thorough with any explanations. Our project manager, Enrique Diaz, and his entire crew were fantastic. Everyone I encountered had remarkable work ethic and were respectful and efficient. Enrique gave status updates along the way and always had a charming and calm disposition. I am a repeat client and could not recommend Showalter Roofing more!

This week's storms caused a lot of damage in the suburbs of Chicago. Have you checked your commercial roof? If your facility is in or near Naperville, Lisle, Downers Grove, Woodridge, Bolingbrook, Warrenville, Wheaton, Oak Brook, Joliet, New Lenox, or the surrounding Chicagoland area, your roof may have experienced more stress than you can see from the ground. High winds can loosen flashing, lift roofing materials, damage rooftop equipment, and create openings that may not become apparent until the next heavy rain. The good news is that storm damage doesn't always mean you need a new roof. A professional inspection can identify small issues before they become costly repairs or disrupt your business. If damage is found, temporary repairs can often keep your building protected while you plan and budget for a permanent solution. Even if your building made it through last week's storms without any obvious leaks, now is a good time to assess your roof's condition and catch potential problems early. Showalter Commercial Roofing proudly serves commercial and industrial facilities throughout Naperville and the Chicagoland area. Have questions about storm damage or what to look for after severe weather? Let us know in the comments or send us a message. We may cover it in a future edition of Commercial Roofing Insights.
