    The website says "Call Today for a Free Estimate!" I called to set up an appointment after giving the woman my information she says there's a 200.00 fee for the esitmate! I said your website says "Call Today for a Free Estimate!" she responds with our free estimates are not available for a month....that's a whole lot of garbage.....

    Honestly terrible. Overpriced and rather rude. Took 1week to get me a quote for 15k that covered nothing. When I questioned the quote the rep had nothing to say other then we will complete the work in 1day. Your roofers the goal should always be to complete the work in 1day.

    We needed a new flat roof on our commercial space in crown heights and chose a PVC system because of the equipment located above it. The scope included new insulation, a cover board, flashing around the equipment curbs, and walkway pads for future service. Work was coordinated so the business could stay open. There was a small amount of debris left near the rear gate, but it was cleaned up as soon as we mentioned it. The roof was tested at the drains before the final walkthrough. We received photos and warranty documents after completion. Everything has performed well so far so no complaints.

    Three things made this a positive experience: the estimate was clear, the schedule was realistic, and the cleanup was thorough. Our old EPDM roof was removed and replaced with new insulation, a cover board, and another fully adhered EPDM system. Damaged wood around the hatch was shown to us before it was replaced. The roof was made watertight at the end of each workday. Our shared side entrance remained accessible and the neighbor’s property was protected during debris removal. The final walkthrough included drain testing and photographs of the concealed work. Everything has performed as hoped for/intended.

    I am writing after several heavy rains/frustrating weather conditions because this leak had returned before. The problem was located at the joint between the original building and a later addition. The old material had split where the two sections moved independently. Instead of sealing over the crack again, Royal Renovators Inc. opened the area and installed a proper expansion-joint detail. The surrounding wet insulation was removed and the new flashing was tied into both roof sections. Work took longer than the initial estimate because the concealed joint was wider than expected. We received photos and an explanation before the repair was completed. The interior wall has remained dry through every storm since. This was the first repair that addressed the movement rather than only covering the surface.

    The old membrane and wet insulation were removed, damaged decking was replaced, and a new TPO system was installed. The rear drain and overflow were also rebuilt because water had been collecting in that area. Tenants received notice before the loud work, although the first morning started a little earlier than expected. Cleanup was handled well and we received photos of the work. The roof has performed perfectly through several heavy rains.

    I waited through a full maintenance cycle before judging this flat-roof replacement. This Greenpoint building has now experienced summer heat, winter freezing, snowmelt, and more than a year of ordinary service traffic. That is more meaningful to me than how the membrane looked on the final installation day. The original roof had leaks in three offices and water that remained between two internal drains. Core samples found wet insulation connecting areas that appeared unrelated from below. A recover system was priced, but covering damp materials did not make sense for this building. Complete removal exposed two corroded metal deck sections and one drain that sat above the surrounding insulation. The deck repairs were measured from above and below. Tapered insulation then created defined drainage paths toward both outlets. The new single-ply membrane was detailed around equipment curbs, plumbing vents, perimeter walls, and the roof hatch. Walkway pads connect those service points without directing traffic across field seams. The drains received new flashing and strainers sized for the assemblies. One deck quantity was entered incorrectly on the first invoice. I compared it with the photographs, asked for clarification, and received a corrected invoice. The initial closeout package was also missing one drain photograph, which was supplied the following day. Those administrative corrections are worth mentioning because the construction itself has been dependable. During the one-year maintenance visit, the perimeter remained secure, the seams were intact, and the drains required only routine debris removal. No new repair was recommended. All three offices remain dry, and water no longer occupies the broad area between the drains.     Our loft has three large skylights, but only two were leaking. The third unit was newer and had sound flashing, so replacing all three for symmetry would have added cost without improving the roof. We chose to replace the two older skylights and reflash the newer one during the flat-roof replacement. The old membrane contained wet insulation at both leaking curbs. One curb also sat too low relative to years of added roofing material. It was rebuilt to the proper height before the new skylight was installed. New insulation and membrane were carried into each curb detail, and the drain area received a tapered section. The nonleaking skylight remained in place while its surrounding flashing was renewed. Photographs showed all three openings before the work was covered. A small section of interior trim was scuffed while one old skylight was removed. The mark was touched up, although it took a second visit to match the paint. No glass or artwork below the openings was damaged. The loft has stayed dry through several storms, and the two new skylights operate smoothly. Keeping the third unit was a sensible option that made the proposal feel more credible.

    The final invoice on our commercial roof replacement was close to the original contract, despite the fact that some of the metal deck could not be evaluated until removal. That was one of my main concerns going into the project. An allowance had been included, but I did not want “bad decking” to become an unmeasured extra. Our print shop had leaks above two production aisles and water that remained near a roof drain. Core samples confirmed wet insulation in both areas, while the existing seams and perimeter were showing widespread wear. At that point, repairing only the ceiling locations no longer made sense. Removal was divided into controlled sections so the shop could continue operating. Equipment and paper stock below each active area were covered, and one aisle remained available for staff. Light dust still reached the top of a storage rack on the second day, so the interior protection was extended before work continued. Only one metal deck section showed enough corrosion to require replacement. It was marked from above and below, photographed, and measured before new material was installed. The remaining deck was prepared for the new insulation. Tapered insulation improved the drain approach, and a single-ply membrane was installed around the curbs, vents, and perimeter. Walkway pads now define the route to the rooftop equipment instead of leaving technicians to choose their own path across the roof.     I waited more than a year before writing down my thoughts about this flat-roof replacement with Royal Renovators Inc. Immediately after a project, everything is new and there has not been enough weather to judge it. Fourteen months later, the roof has gone through summer heat, winter freeze-thaw cycles, wind, and several long storms. The original problem was not one dramatic leak. We had small stains in three offices, separated perimeter flashing, and slow drainage near the center of the building. Core samples confirmed that moisture had spread beneath more than just the visible repair areas. A recover system and a complete tear-off were both priced. Because the insulation was wet and one drain needed to be reset, we selected removal. The new roof included tapered insulation, a single-ply membrane, curb flashing, drain work, perimeter details, and service walkways. Removal found two corroded metal deck areas.     We had water showing up in the top-floor hallway and assumed the entire flat roof was failing. The membrane was not new, but it also was not visibly falling apart, so I did not want to replace it based only on one ceiling stain. The first contractor we spoke with quoted a full roof almost immediately. The second one spent more time around the drain, removed the strainer, and showed me movement where the membrane connected to the drain assembly. The folks over at Royal Renovators explained that water was getting beneath the roofing at that connection and then traveling before it became visible inside. The surrounding membrane was still suitable for a localized repair. Their proposal covered opening the drain area, checking the insulation and deck, replacing wet material within a defined area, and rebuilding the connection with materials compatible with the existing roof. Once they opened it, the insulation immediately around the drain was wet, but the damage did not extend as far as we feared. A small deck section needed replacement. They sent photos with measurements and told us the exact additional amount before moving forward. There was no attempt to turn a contained problem into proof that everything else needed to come off. The drain was reset and incorporated into the repaired membrane instead of being surrounded with another ring of roof cement. They also reshaped the immediate area so water would move into the drain rather than sitting around its edge. The repair material looks different from the older surface, but it is flat, fully bonded, and easy to inspect. They performed a controlled water test before closing the job.     Our side wall had older vinyl siding that was loose, sun-faded, and cut badly around the electrical meter and service cable. The wall is only a few feet from the neighboring building, so access was another concern. I was less worried about making that side beautiful than I was about avoiding another job where siding gets cut around utilities and the gaps are filled with a tube of sealant. The contractors from Royal Renovators Inc measured the elevation from the alley and noted every cable, vent, window, and meter component. The proposal called for coordination with an electrician where required, new mounting details around the electrical equipment, a weather barrier, and replacement siding. That was the first estimate that treated the meter area as something needing an actual plan. Removal showed torn building paper and some soft sheathing around an old cable opening that was no longer used. The electrician confirmed what could be removed, and the opening was closed before the new wall assembly went on. The active electrical components were not loosened or moved casually by the siding crew. That division of responsibility was reassuring. New flashing and mounting blocks were installed around the penetrations, and the vinyl was cut cleanly to those components. The courses run straight through the elevation without rising noticeably toward the rear. They also left enough movement in the siding that it does not buckle when the wall gets direct afternoon sun.     Water was entering where a one-story addition met the taller original house. The ceiling stain appeared several feet away from that exterior transition, and previous repairs had focused on isolated shingles in the middle of the lower roof. The contractor traced the likely entry point to reused sidewall flashing and a missing kickout detail near the gutter. The surrounding shingles still had useful service life, so a targeted repair was recommended. The agreed scope included opening a controlled section along the wall, removing the affected siding courses, inspecting the roof deck, installing new underlayment and step flashing, adding a kickout flashing detail, replacing shingles, and restoring the siding. Gutter adjustment was listed separately because the existing end position contributed to water running back against the wall. The contractor also explained that siding removal could expose conditions not visible during the estimate. Once opened, the deck showed staining but remained firm. Minor deterioration was found in the wall sheathing immediately above the gutter end. That area was photographed and repaired before new flashing was installed. The rest of the wall and roof substrate remained in place. A self-adhering membrane was applied at the roof-to-wall junction as secondary protection. Individual step flashing pieces were installed with the shingle courses so each layer directed water onto the roof. The kickout detail guided water away from the wall and into the gutter instead of allowing it to run behind the siding.     Our shingle roof was still functioning in most areas, but it showed consistent signs that it had reached the end of its practical service life. The three-tab shingles were curling along the south-facing slope, granules had accumulated in the gutters, and several tabs had cracked around the plumbing vents. The attic also became extremely hot during summer, while condensation occasionally appeared on the underside of the deck during colder weather. We wanted the replacement to address the complete roof assembly rather than changing only the visible shingles. The contractor inspected both the exterior and accessible attic. The estimate identified shingle removal, disposal, deck inspection, wood-replacement allowances, eave protection, synthetic underlayment, architectural shingles, ventilation components, pipe boots, flashing, and cleanup. Ventilation was discussed carefully, including the need for usable intake and exhaust rather than simply adding the largest possible ridge vent. The contractor also explained that roofing ventilation would not replace proper insulation, air sealing, or indoor humidity control. Removal exposed several darkened deck areas near the eaves, but only two sections had deteriorated enough to require replacement. The remaining wood was dry and structurally serviceable. Photographs and measurements were provided before the damaged panels were changed. Loose deck areas were refastened so the new roofing would have a consistent substrate. Ice-and-water membrane was installed along the eaves, in the valleys, and around vulnerable penetrations. Synthetic underlayment covered the remaining deck. New drip edge was integrated with the underlayment rather than installed as an unrelated trim piece. The plumbing vents received new flashing boots, and an abandoned attic vent was removed so it would not remain as an unnecessary roof penetration.
