  Strong wind lifted the membrane and edge metal along one side of our flat roof. The damage looked severe from the ground, but the inspection showed that it was limited to the perimeter. Wet insulation was removed from the affected section and replaced before new membrane and edge metal were installed. The remaining roof was checked for loose seams at the same time. Temporary protection was removed as soon as the permanent repair was complete. Three storms have passed without any movement or water entry. We were pleased with how quickly everything was handled.

  Our rear scupper froze repeatedly during winter, causing meltwater to back up across the flat roof. The roof membrane had begun separating near that outlet, but the drainage freeze could not be solved by roofing work alone. An electrician and plumber were consulted before the final scope was selected. Damaged membrane and insulation were removed around the scupper. The opening and exterior conductor were rebuilt to improve the water path, while an appropriate heat-trace system was installed under a separate electrical scope. The controls and electrical protection remained the electrician’s responsibility. The electrical portion finished later than planned, so the complete system was not ready before one early freeze. The roof remained temporarily protected, and no interior water entered during the delay. Final testing occurred once both trades were present. The repaired membrane stayed flat through the remainder of winter, and the scupper continued draining during later thaw cycles. We also received separate maintenance instructions for the roof and electrical components. The project worked because nobody represented membrane repair alone as a solution to repeated freezing.

  The first visible problem was staining along the soffit rather than a ceiling leak. Water was running behind the gutter and reaching the roof edge because several gutter-guard sections had lifted the shingles. The fascia and lower decking had begun to deteriorate in two areas. The shingles were already near the end of their expected service period, so we compared an eave repair with complete replacement. We chose the full roof along with limited fascia work and a reset of the existing gutters. Replacing every gutter was offered but not necessary based on their condition. Removal confirmed damaged decking only along the two affected eaves. New wood and fascia were installed before the drip-edge and gutter-apron details were rebuilt. Architectural shingles, underlayment, eave protection, valley materials, flashing, and ventilation completed the roof. The reusable gutter guards were removed and labeled. One section was bent during reinstallation and did not sit correctly. It was replaced rather than left uneven. Rain now moves from the shingles into the gutters without running behind them. The soffit staining has not spread, and the repaired fascia remains dry. I appreciated having the gutters, guards, roof edge, and shingles treated as connected parts of the same problem.

The replacement plan included removal and inventory of the garden components before any roofing demolition began. Residents identified which planters would be retained, and the irrigation lines were disconnected by the appropriate person. The contractor established a protected temporary storage area rather than discarding or stacking everything randomly. The roofing proposal included complete removal, deck repairs, tapered insulation, a cover board, a reinforced membrane, and protection for the areas where garden components would eventually return.   I manage a studio where even short periods of overhead demolition can ruin a booked session. The existing EPDM roof was close to 18 years old and had begun pulling away at several perimeter locations. We had also seen minor leaks around a rear drain, although none had reached the main control room. Moisture testing found wet insulation along one wall and around the drain. A recovery membrane would have been quieter and less expensive, but it would have left that material trapped beneath the new roof. We chose a complete replacement and built the schedule around the studio calendar. The crew started above offices and storage rooms before moving over the recording spaces. Tear-off over the control room was limited to a block of time between sessions, and everyone knew which section had to be closed before the next booking.   Our biggest concern was noise because several people in the building work from home. We expected the project to be a nightmare for a few days. Surprisingly, it wasn't nearly as disruptive as anticipated. The crew started at reasonable hours, stayed focused, and moved efficiently. They coordinated deliveries well so materials weren't sitting around creating obstacles. Communication was great whenever we had questions.
