Proper Roofing

The only one or two-star review we hold for Proper Roofing.

As far as “hidden/box” gutters, Proper Roofing Ltd. did a very poor job on my gutters. After three attempts my gutters were still leaking and when I asked them about their guarantee to come back and correct the problem, they wanted to charge me more after I had already paid them $1600. The “proper” way to fix hidden gutters is to clean them, use a water hose to find the problem areas and fix them. There are two possibilities here: Leaks behind the fascia (epdm liner tear) or leaks in front of the fascia (flashing problem). I purchased some epdm liner, Geocel bonding sealant and liquid rubber hybrid silicone adhesive all for under $200 and fixed the hidden gutters myself. Easy job once you know what you’re doing! I would not recommend Proper Roofing for any hidden/box/epdm gutter repairs.

Dear Walter Thank you for your feedback, and we are sorry to hear that you were not fully satisfied with our service. At Proper Roofing Ltd., we always strive to provide quality work and customer satisfaction, so we’d like to address your concerns in more detail. First, we completed the work on your gutters in February 2024, and it’s important to note that we did not receive any communication from you about the issue persisting after our last visit. We encourage all customers to reach out directly if any problems remain, as our priority is always to make things right. We’re disappointed that we didn’t have the opportunity to address this with you before seeing your review. Regarding the EPDM gutter ,repair, gutter leaks—especially with hidden gutter ( EPDM )can be more complex than they seem. When there are large gaps or seams between joints, or in cases where there are larger holes, applying adhesive or sealant directly may not provide a long-lasting solution. In such cases, a more thorough repair may be needed to ensure the gutter system is properly sealed and functional. This is why we may recommend additional work, as standard sealants can only do so much when the damage is more extensive. While we respect that you found a temporary solution on your own, the long-term effectiveness of such repairs depends on various factors, including the condition of the gutter system as a whole. If you’re open to discussing this further, we’d be happy to review the issue again and find a solution. Our goal is to ensure all our customers are satisfied, and we believe this could have been resolved if we had been informed of the continued problem. Thank you again for sharing your thoughts. We take your feedback seriously and are always looking for ways to improve our service. Best regards, The Proper Roofing Team

Outstanding Roofing Service from Mohsen I’m extremely impressed with Mohsen’s professionalism, attention to detail, and quality of work. He and his team completed the entire roof replacement, including removing the old roof and installing the new one, in just two days—an incredible job from start to finish. What impressed me even more was that he added four additional ventilation vents, which will help reduce moisture and improve ventilation in my home. It’s clear that Mohsen genuinely cares about doing the job properly, rather than simply getting it done. After completing the work, he also took the time to thoroughly clean up the entire area and left everything neat and tidy. I truly appreciate Mohsen’s hard work, professionalism, efficiency, and attention to detail. I would highly recommend him to anyone looking for a reliable and skilled roofing professional. Thank you, Mohsen, for the excellent work!

Proper roofing was referred to me from my brother-in-law who fixed a leak in his roof and was impressed. They did moss removal on my mom’s house and did a great job, sending us pictures of before and after the work was completed. Also fixed some leaks in our gutters and cleaned them out and came up with a better way to divert the water off of my mom’s roof. Highly recommend them.
