Had a leak above the dining room that started small and then turned into a brown ring on the ceiling after a couple bad storms. Got Elite Roofing out to take a look and they figured out pretty quickly that the flashing around the chimney was shot and a section of the roof was way past its life. We ended up doing a full replacement because patching it would have just delayed the inevitable. The estimator walked me through what he saw and showed me photos from up there so I wasn't just taking his word for it. Install crew knocked it out in two days, kept the yard clean, and the ceiling has stayed dry through the last few rounds of rain we got. Pricing was in line with the other two quotes I had but they were the only ones who actually explained why the chimney area needed extra attention.
