  I called Downtown Roofing for a quote but they are the same company as Royal Roofing & Siding Brooklyn. They are under the same company. I researched local roofing companies with great reviews to get quotes. I thought this would be one, sadly I was very wrong. I met with the estimator who gave me an entire breakdown of the different options and what it would cost. We spoke on the phone a few times and agreed on a price to get the job done. They sent me a contract to sign and then I waited to get the job scheduled. Took about a week and they call to let me know the signed quote in the contract was incorrect and they cannot honor the price and in order to do the job it would have to be $5,000 more. I, understandably upset, ask how can there be such a big discrepancy. He tells me oh there was some rain that day that he came out, he would be losing money if they did the job and that he would have to project manager reach out to further discuss the issue. I get a call from someone who says how they have to re-train the estimator and they can't do the job at all. Tells me they reserve the rights to cancel their contracts within 60 days. Even mentioning that they don't even know why I was given the second price because even that they can't do...At this point it's laughable. Zero true accountability and a lot of fluff about how many men they have in their crew and how great of a job they do. He tells me I can even reach out to their other customers. No thanks, I've wasted enough time. Bottomline, steer clear of these guys who over promise but do not deliver and wastes your time.

  Our church roof sits directly above the sanctuary and pipe organ, so interior protection was treated as part of the replacement rather than an afterthought. Leaks had appeared near the choir area and along a side aisle, while the roof itself contained cracked surfacing and repairs around several masonry projections. Removal was scheduled between services and music rehearsals. The organ was professionally covered, and protective barriers were installed above the choir seating and interior access route. The loudest work occurred when the sanctuary was empty. Wet insulation was found near one drain and at the base of a masonry ventilation shaft. The concrete deck required only a localized repair near the drain. After that area cured, tapered insulation, a cover layer, and a two-ply modified-bitumen roof were installed. The ventilation shaft received masonry preparation before the new membrane flashing went on. Several other stained masonry areas remained sound and did not require unnecessary removal. Photographs showed the flashing beneath the finished metal cap. A small amount of dust reached one choir-storage shelf during the deck repair. The barrier was expanded and the shelf was cleaned before garments returned. No organ components, instruments, or sanctuary finishes were damaged. The first hard rain arrived the night before a weekend service. Both former leak areas remained dry, and the drain cleared normally. The scheduling required flexibility, but no service or public event was cancelled

  Our house has a gambrel roof, so the lower shingle sections are much steeper than the upper slopes. Those lower areas were showing the worst wear, including cracked corners, exposed fasteners, and heavy granule loss beneath the dormers. We first considered replacing only the steep sections, but the upper roof was the same age and beginning to deteriorate around the ridge. The estimate separated limited dormer repairs, partial replacement, and a complete shingle-roof replacement. We chose the full scope because the transition between the upper and lower slopes would already need to be opened. Scaffolding and additional fall protection were included because of the roof geometry. Removal exposed sound decking across most of the upper roof. Two small areas beneath a dormer window and one lower corner required new wood. Photographs showed the damage before architectural shingles, underlayment, eave protection, flashing, drip edge, and ridge ventilation were installed. The dormer flashing received more attention than the old installation had. Instead of relying on visible sealant, the wall and roof materials were layered so water could drain outward. The transition between the steep and upper slopes also looks much cleaner now. Scaffolding remained in front of the house for two days after completion because pickup was delayed. The entrance stayed open, but we would have preferred to have it removed sooner. The property was cleaned again after the scaffold came down. Several strong winds and months of rain have passed without a loose shingle or leak near the dormers. The steeper sections are lying flat, and the photographs give us a useful record of the hidden flashing and wood repairs.

  The roof over our indoor pool presented a confusing problem because moisture inside the building did not automatically mean rain was entering from above. We had seen condensation on interior surfaces before, but one new stain grew after storms and continued expanding even when the pool area was closed. The existing roof was also aged, with open seams and compressed insulation near a mechanical curb. The contractor did not try to diagnose the entire building-envelope issue from the roof alone. The replacement assembly was reviewed with the appropriate design and mechanical professionals because the interior humidity was higher than in a typical space. We eventually selected a roof system that included the specified vapor-control layer, insulation, cover board, and a new single-ply membrane. The pool and surrounding equipment were protected before tear-off. Work was divided into sections so no large roof area remained open above the space. Interior humidity and weather made scheduling more restrictive than expected, and two workdays were moved rather than forcing installation under unsuitable conditions. Removal exposed wet insulation near the mechanical curb and one drain, but the deck remained mostly sound. A concentrated section required repair.   This commercial building had a spray-polyurethane-foam roof that had been recoated several times. Large portions still looked intact, but the surface contained soft blisters, exposed foam, and patches applied with unrelated materials. Water had begun entering above two offices after prolonged rain. Testing found that the foam was dry in some areas but deeply saturated in others. Restoration was considered, but the scattered wet sections and inconsistent adhesion made it difficult to establish a dependable substrate. The owner chose full removal rather than adding another coating over uncertain material. The foam and underlying roofing were removed down to the concrete deck. Residue was cleaned mechanically so the new insulation adhesive would bond to the deck rather than to fragments of the previous system. Several deck cracks were repaired, although none showed structural displacement. The replacement assembly included tapered insulation, high-density cover board, and a fully adhered TPO membrane. New crickets moved water around the wider mechanical curbs, while reinforced flashing was installed at every penetration. The work was divided into sections that could be closed before afternoon thunderstorms. Foam particles were contained at the roof edge and vacuumed from neighboring setbacks.   For the last few years we'd keep saying, "Let's just repair it one more time." That worked until it didn't. After another storm left a stain on the ceiling in the stairwell, we finally accepted that the roof had reached the point where replacing it made more financial sense than chasing leaks. During the inspection they showed us exactly why the previous repairs kept failing and where water had been working its way underneath the old membrane. Once construction started, everything moved at a steady pace and there was always someone available if we had questions. I appreciated that they never tried to make the project sound more complicated than it was. The cleanup each evening was excellent and the building was never left looking like a disaster zone.   We had constant issues around one rooftop HVAC unit. Every time there was a major storm we'd find moisture inside. They identified deteriorated flashing around the equipment curb and rebuilt the entire area. Simple fix in hindsight but nobody else seemed to find it.

  I’m the board president of a 6-story condo brownstone building in brooklyn and let me tell you getting a flat roof done right on a multi family building is no joke. we learned that the hard way. the first time around we went with someone else. they promised us the world long warranties, premium materials and within a season we were back to buckets in the hallways. classic story. the cheaper (and even the flashier) guys talk a big game until the rubber meets the roof. literally Downtown Brooklyn Roofing was actually in the mix that first time. their price was in the middle not the lowest, not the highestand honestly that’s why we passed. big mistake. after getting burned we went back to them, explained the situation, and they came in, assessed the full scope, and did an extensive rubber flat roof repair the right way. that was 6 years ago. six years. not one leak. on a 6-story residential building with a board of directors that would absolutely hear about it if there was. what also mattered to us as a building board they carry the right insurance to work on a structure like ours. that’s not a small thing when you’re talking about a multi-family building with residents living below the roof line. a lot of contractors will dodge that question. these guys didn’t even flinch. if your condo or co-op board is dealing with a flat roof issue and you’ve already been burned by big promises and garbage materials stop shopping on price alone and call downtown brooklyn roofing. wish we did it the first time.
