We had reached the point where every flat-roof repair came with a warning that another area might fail next. One patch stopped water near the front wall, another addressed the rear drain, and a third covered a plumbing penetration. The roof was becoming a record of temporary decisions. Complete replacement was more than we could comfortably pay from savings. We applied directly with a third-party lender and qualified for a monthly payment plan with no money due upfront under the lender’s approved terms. The roofing business did not provide the loan or decide whether we qualified. The financing allowed us to compare scopes based on the roof rather than the cash available that month. We chose removal, new insulation, tapered drainage, a modified-bitumen system, plumbing-vent flashing, drain work, and new parapet details. A decking allowance was included because the wood could not be fully inspected in advance. Tear-off found damage around the rear drain and beneath one front-wall patch. The remaining deck was solid. Every added wood section was measured and photographed, and the final quantity came in below the allowance. The lender’s final document review delayed the start by two business days. Once construction began, a brief weather interruption added another half day. Neither delay left the building exposed. A handful of membrane scraps landed in the narrow neighboring yard during removal. The crew obtained access, retrieved them, and checked both sides of the wall before closeout. We did not find additional debris. The roof has remained dry through summer storms and a winter freeze-thaw cycle. The rear drain clears, the front-wall patch is gone, and the final invoice reflects only the wood actually replaced. Financing remains a monthly obligation, but it ended the more expensive habit of buying one repair at a time.

Our shingle roof had two old acrylic skylights that we no longer wanted. One was leaking, and both opened into rooms we planned to renovate with solid ceilings. Instead of purchasing replacement skylights, we decided to remove them completely during the roof replacement. The proposal separated the roofing, carpentry needed to close the openings, and interior ceiling work. Drywall and final interior finishes remained under a different scope. That made it clear why the rooms would not look finished immediately after the roof was closed. Removal found deteriorated decking around the leaking skylight but dry wood around the other opening. Both curbs were removed, the openings were framed and sheathed, and the roof plane was restored before the underlayment went down. Photographs showed the closed openings from above and below. Architectural shingles, ice and water protection, synthetic underlayment, drip edge, vent flashing, and ridge ventilation completed the roof. From outside, there is no visible sign that skylights occupied those locations. A piece of packaging was missed in a hedge during cleanup. We found it the next day and disposed of it ourselves, which was minor compared with the amount of debris removed. The temporary interior panels also remained visible longer than planned because our drywall schedule changed. Several months of rain have passed without moisture at either former skylight. Removing them during the roof replacement gave us a continuous shingle surface and avoided building a new roof around openings we already intended to eliminate.

Ivy from the rear wall had grown beneath the parapet metal and into an old flat-roof repair. Removing the visible vines did not solve the problem because roots and organic debris remained behind the flashing. Water was entering the top-floor wall during prolonged rain. A landscaping crew removed the established growth before the roofing and masonry areas were opened. Loose mortar was repaired, damaged wood at the wall edge was replaced, and new membrane flashing was carried beneath the parapet cap. The main roof field remained sound. The ivy debris was extensive and some of it ended up behind an unused chimney base during removal. We found it at the walkthrough with Royal Roofing and Siding NYC, and the area was vacuumed before the crew left. Keeping the wall clear will now be part of our maintenance. The new metal edge sits tightly against the repaired masonry, and no vines remain beneath it. Four later storms have passed without the interior wall darkening. The project addressed the vegetation, masonry, and roof connection instead of treating the vines as a cosmetic issue.

After a period of high winds, several siding panels on our corner building were hanging loose. The most exposed elevation had panels with damaged locking edges, while the more protected walls remained secure. Inspection also found that some original fasteners had been driven tightly against the nailing hems. The owner considered replacing only the missing pieces, but matching the faded siding would have produced a noticeably patched wall. The exposed elevation was therefore replaced as one section, while the undamaged sides remained. The sheathing and weather barrier underneath were inspected and required only minor repairs. New starter strips, corner posts, and trim established secure termination points. The replacement vinyl was installed with room for normal temperature movement, and fasteners were centered in their slots instead of pinning the panels tightly. Extra attention was given to the upper courses and outside corner where the original failure began. The sidewalk and neighboring roof setback were checked for displaced siding fragments. Loose panels recovered after the storm were removed rather than reused with damaged locks. The new elevation remained secure through subsequent windy weather without rattling or pulling away.

Replacing the roof on this senior residence required a different schedule from an ordinary apartment building. Residents could not easily relocate during noisy work, and several rooftop units served occupied common rooms and medical-support areas. The existing EPDM roof was nearly 20 years old, with perimeter shrinkage, repaired seams, and recurring leaks near two mechanical curbs. Moisture testing also found wet insulation in sections that had never produced a visible ceiling stain. The building considered replacing only the known wet areas. That option was ultimately rejected because the aging membrane and scattered moisture would have left too many uncertain sections behind. A complete tear-off was planned in phases, with each roof zone matched to the rooms and equipment below it. Residents and staff received notices before work moved over their section of the building. The loudest removal was scheduled after breakfast and stopped before evening rest periods. Work above the community room was completed on days when no programs were booked. A staff contact remained available so the schedule could be adjusted if a resident had an unexpected medical or comfort issue. The existing EPDM, insulation, and damaged cover board were removed down to the metal deck. Small areas of surface corrosion were cleaned and treated, while one deck section required replacement under the written allowance. New tapered insulation improved drainage around the mechanical equipment and eliminated a long-standing low area beside the elevator bulkhead. A high-density cover board and fully adhered TPO membrane completed the field assembly. Mechanical units remained in operation except during short, coordinated periods when their curbs were being addressed. New reinforced flashing was installed at every active curb, and abandoned penetrations were removed rather than covered with oversized patches. The top-floor apartments in this 14-unit building had experienced intermittent leaks for several years. Each incident had been repaired separately, leaving patches around the drains, plumbing vents, and rear parapet. The modified-bitumen membrane was approximately 19 years old, and its granulated surface had become smooth along the main walking routes. Several laps were also beginning to crack, even in areas that had never leaked. Moisture testing found wet insulation around both internal drains and along part of the rear wall. The owners considered repairing those areas or installing a recovery system over the existing membrane. Once the amount of trapped moisture was confirmed, a complete tear-off became the more dependable option. The contract included a plywood allowance because the deck could not be fully evaluated until the existing roof was removed. Residents received a schedule showing which apartments would have work taking place overhead each day. Removal was limited to areas that could be insulated and made watertight before the crew left. Nine damaged plywood sheets were eventually found, mostly around the older drain openings. The remaining deck was dry and firm, so the unused portion of the allowance was credited. The replacement assembly included tapered insulation, a high-density cover board, and a two-ply SBS modified-bitumen system. Both drain areas were recessed slightly into the insulation so water would not stop at the edge of the bowls. New flashing was installed at the parapets, vents, and stair bulkhead rather than tying the roof into layers of old cement. Walkway material provided a defined path from the roof hatch to the mechanical equipment. The rear courtyard and neighboring fence were covered during removal. At the end of each day, loose granules were vacuumed from the stairs and drain bowls rather than washed into the leaders. Our small warehouse roof held several large pools of water long after the surrounding streets had dried. Repeated patches remained intact, but the weight and duration of the ponding had begun stressing seams and low areas around the structural bays. Survey measurements showed that the existing insulation provided almost no slope toward the two drains. The replacement design used tapered insulation to create separate drainage paths from each bay. The old roof was removed in controlled sections while inventory below was covered and relocated away from the active work zone. Several rusted deck panels were discovered beneath the deepest low area and replaced before insulation installation continued. A new TPO membrane was installed over cover board with rebuilt drain connections and reinforced details at the loading-area parapet. Material deliveries were scheduled before warehouse shipping began each morning. After completion, water cleared from the main roof areas shortly after rainfall instead of remaining for days. One thing I noticed during the estimate was that they asked far more questions than anyone else. They wanted to know when leaks occurred, whether ponding water disappeared after a day or stayed for several days, and if previous repairs had helped at all. At first I didn't understand why that mattered, but once the inspection was finished they tied all of those observations together into a plan that actually made sense. The replacement wasn't just about installing a new membrane—it also involved correcting several areas where water had been collecting and rebuilding aging flashing details around the perimeter. Throughout construction they checked in regularly without overwhelming us with constant updates. Every conversation had a purpose. The workmanship looked neat from the beginning and nothing appeared rushed. The finished roof feels like something that was carefully assembled rather than simply installed. Ponding water had been an issue in the back corner of our flat roof for years, you could see the outline of it stay wet for a day or two after every rain even when the rest of the roof dried fine. Everyone always said it was normal for flat roofs to do that, which I now know isn't really true. Turned out the slope had shifted slightly over time, probably just settling, and a small section needed tapered insulation added to correct the drainage. Not a huge job in the end but it required more than just patching, actual regrading of that section. Water moves off within an hour now, no more standing puddle look after storms.
