I am ready to pay Silverlining Roof LLC in full, but they refuse to sign a Conditional Lien Waiver—a standard document ensuring the homeowner isn't liable for the contractor's unpaid material bills. Their own disclosure (RCW 18.27.114) states homeowners have the right to request these releases, yet they became hostile when I asked for one. Instead of providing the paperwork to get paid, they threatened a lien on my home. I cannot recommend a company that uses threats to avoid basic financial transparency. If you value your property’s title and legal protection, look elsewhere.

⭐⭐⭐⭐⭐ Fantastic experience from start to finish! We recently had our roof replaced, insulation upgraded, and gutters replaced by Silverlining Roof LLC, and our experience was fantastic from beginning to end. From the very first communication, they were professional, responsive, and punctual. They took the time to explain the services in detail, answered all of our questions, and kept us informed throughout the entire process. The work was done carefully and professionally, and the team was great to work with. The final inspection was also thorough, which gave us even more confidence that everything was completed properly. I had wind‑storm damage to my roof and, after getting inflated quotes from several roofers, I called SilverLining Roof. The owner, Walker Vicente, personally inspected my roof, took photos, provided a detailed quote and explained clearly and patiently, not only the storm damage but several small issues the builder had missed (nail pops, cracked sealant, etc.) and how water could penetrate over time. Walker and his crew fixed the storm damage and those additional issues the same day, at a fair price. Walker and his crew were professional, respectful, and extremely tidy. It is like they were never there, except for a new roof. More than the workmanship, what stood out for me, was the man himself. Walker is a man of honor and integrity: he keeps his promises, he follows through, and he goes the extra mile. He consistently aims to exceed your expectations. He treats his customers’ homes as if they were his own mother's. If you have read through these many 5-star reviews, you should have a sense of what your experience will be like also. I highly recommend SilverLining Roof LLC, and especially, its owner, Walker Vicente.

We are so very pleased with our new roof done by Silverlining Roof . The contract costs and guarantees were clearly explained. The workers were considerate of our schedule, meticulous, fast, and worked well as a team. They thoroughly removed old materials, and accurately placed new shingles and flashing. Clean up was fastidious and gutters cleaned. Walker personally came by for a final inspection. We highly recommend Silverlining Roof!

This company is the best. Prompt, courteous, super service oriented, and cost conscious. They did an outstanding replacement on our 35 year old commercial roof. Walker led the charge from doing the estimating to seeing the job thru to completion. Walker the owner is super. You need to use this company. You will be very happy with the results.

Silverlining roof replaced the roof on my home approx. 2 weeks ago. I was impressed by their professionalism, politeness, & attention to detail. Everything/everyone arrived on time as scheduled. Even the cleanup was spotless. I appreciated the frequent visits & updates by the project Superintendent walker. Walker even took the time to personally manufacture an unusual width of flashing for above my living room bay window that required a specific angle, cutting, & bending. It undoubtedly took walker a considerable amount of time to design & install however, it fit perfectly & the Bwindow looks great. Out of appreciation for the entire crew's hard work, especially during the hot weather, I provided a marker for each of them to sign the roof before the shingling was completed. Thank you Silverlining Roof for a great experience!
