  Bay Area - Michael S was the PM Workmanship was great. Now that i got that out of the way. You need to stay on these guys 100%, they were trying to cut corners left and right. They disassembled a fence of ours (thats fine) but didnt reassemble it. They left nails in our driveway and we lost a car tire. Plenty of trash left behind, our attic is still full of dust and debris. They kept saying "of course we clean everything yadda yadda", but if you dont stay on their ass and become a bit of a Karen, it wont happen. The loan we got through them was misrepresented (after 12 months the accrued interest gets tacked back on). I should have read it a bit closer but we plan to pay it down in <12mo, but its still scammy. Also they almost downgraded our gutter system we agreed on, since it was going to take them a bit more wood to make it all work with our older house. Sorry, there is a contract and they were bitching over pennies. We in the end got what we wanted (paid good money for it but we signed up for that), but it took a lot of energy between me and my spouse to stay on them. Frankly if you want something care free, these slimy dudes arent it. Its a shame, the guy was such a nice dude. But it was all window dressing. Anyway happy shopping around!

  Modern Roofings Workmanship. They did my roof July 2024 and paid $33,000, that expensive for a flat roof of 1000 sqft. Now its leaking. You can tell why from the pictures, the seams were not torched properly and some areas are burned. And it looks like the used leftover rolls. I repeat, I paid $33,000.

  My roof was installed in June 2025. The experience was ok but I've been waiting for my skylight since then. Extremely poor communication from the project manager who kept promising dates which would pass with no communication. Now a skylight is sitting in my courtyard and they haven't bothered to communicate why it hasn't been installed and when it will be installed. Also have nails protruding thru the rafters in my front court yard which I'm still waiting for them to fix. Disappointing!! Turns out the new skylight doesn't fit. Back to square one. Also in the recent rainstorm we can see the new gutters are not properly aligned so water is collecting at one end which is problematic for mosquitoes. And many leaves are under the new leaf guard since one end isn't properly closed off.

  I went with Modern Roofing because I had a previous roof done with them and though they were more expensive than some other estimates, I felt confident in their guarantees. I felt the same with my full roof replacement, but it turned into a nightmare. The installation took well over a month longer than what I was told, the parapets of my 1920s home were installed incorrectly three times, which took over 4 months to complete, and my yard was covered in cement drippings that have now stained or ruined my patio stones. I called several times and sent pictures and no response. They came by to take photos for their website, and I brought it up in person with a rep, and still no fix. When you spend that much money on a roof you hope it will be done much better with real care. But they seem to outsource their crews who just do a half-baked job. Especially with a historic home. Sure the actual roof is great, but the other aspects were horrible and I've basically thrown my hands up and accepted the condition at this point. Thoroughly disappointed.

  UPDATE: it's leaked twice since they replaced it and they've come out to "fix it" both times and I have no faith they actually did so given my experience thus far. Horrible experience here. My roof was long overdue for a replacement, so I got quotes from three different folks. Modern Roofing came in lower than others and the sales process was detailed and they had good reviews! So I chose them. But it was a pretty horrible experience having them replace the roof. Communication issues started pretty much immediately - I had to initiate all conversation to figure out what was happening, when folks were showing up, and where in the project we were. Andrew S never once proactively communicated, and I had to let him know about the problems, instead of the other way around. I'd spent awhile picking a shingle color I liked, only to be told a week later it wasn't even available in California. A good example of how disorganized and uncommunicative the entire company was. Day 1 of work - they broke the neighbor's window from a leaf blower sliding off the roof. Debris from my old shingles were absolutely everywhere, including on top of three neighbors' roofs up and down the street. Multiple asks to clean it up went unanswered (though they did clean a little bit eventually). There's still debris there today. Price ended up being 150% of the original quote... making them the most expensive of the companies I researched because apparently 1400 sqft of OSB + install costs ~12k. That's with a 15% "discount" because that much wood was covered in the original contract. Of course they couldn't tell that it was going to be necessary up front... They took advantage of the project being partway done, shingles missing, roof exposed to the elements, and pressured us to move it forward. It's an exorbitant upcharge but I had no real choice but to pay it and move forward. Completely scummy. Gutters took an extra week... and of course were the wrong color.   I got a few different bids before choosing Costar Roofing, and Avi’s price wasn’t the cheapest, but after speaking with him, I felt the most confident going with his company. I’m really glad I did. Avi was honest, professional, and easy to work with throughout the entire roof replacement process. He kept me updated, answered all my questions, and made sure everything was done the right way without cutting corners. The crew worked hard, cleaned up well, and the new roof came out great. You can tell they truly care about the quality of their work. I definitely recommend Costar Roofing, especially Avi.

  Roof needed some care after many years of wear and tear. I can’t say enough great things about Modern Roofing! From start to finish, Aaron (the project manager) and his team went completely above and beyond our expectations. Aaron was professional, honest, knowledgeable, and made the entire process smooth and stress-free. He took the time to answer every question, kept us updated throughout the project, and truly cared about the quality of the work being done. The crew showed up on time, worked incredibly hard, and paid attention to every detail. Not only does our new roof look amazing, but the cleanup afterward was spotless — you’d never even know construction had happened. It’s rare these days to find a company that genuinely takes pride in their work and puts customers first, but Aaron and his team absolutely do. If you’re looking for a roofing company you can trust, this is the one. Outstanding craftsmanship, excellent communication, fair pricing, and customer service that is second to none. Highly recommend!

  Hired them to reroof my mom's house. They did a good job, roof looks great. Communication with Aaron the project manager was terrific. He always showed up on time. Crew was great and always did a great job cleaning up. The overall process was fairly easy. Only complaint I have is that we had to point out things that should have been obvious to the crew that needed to be repaired afterwards like gutters being crushed or misaligned because their ladders were leaning on them, or broken trim that was very obviously damaged. There was no push back on repairs and Aaron was accommodating. Like with any large home repair, you need to be vigilant. Will know how well the roof holds up next time it rains really hard.
