  Cyrus, We take reviews seriously and want to clarify the facts of this situation. You originally requested estimates for three separate exterior projects. We provided pricing for each. When you decided to proceed only with the window trim portion, we explained that the pricing would reflect the reduced scope rather than the bundled project rate. You then approved the estimate for removal and replacement of trim around 7 windows, totaling $2,100. The signed estimate clearly states: “Remove and replace rotted pieces trim around window – Quantity: 7” Materials were ordered and delivered based on that signed agreement. When our installer arrived, he was directed to replace trim around all 22 windows. That scope was never included in the approved contract. At that point, we paused the project to avoid performing work that had not been authorized in writing, consistent with the change order terms outlined in the agreement. We did not back out of the contract. We were prepared to complete the 7-window scope exactly as signed. Expanding the work to 22 windows would have required a written change order with revised pricing before proceeding. It is also important to address the comment about “getting burned.” No payment was ever collected from you. No deposit was made. No invoice was issued. The only money exchanged in this process was for materials we purchased in advance based on the approved 7-window scope. When the scope dispute arose, those materials were removed, and you were not billed for them. There was no financial impact to you. We understand that misunderstandings can be frustrating. However, the written contract defines the scope of work, and we operate according to those agreements to protect both parties. If you would like to proceed under the original 7-window agreement or request updated pricing for all 22 windows, we remain available. — Lloyd Armadas Exterior

  I believe I live in the same apartments as Tyler, and I have to agree... this company is extremely messy, leaving garbage from their work in piles all over the entire complex, and the owner writing a response to say there is confusion because he was doing the gutters is misleading and false... he is correct, they are replacing gutters, but they have been on site for the last 4 months replacing the siding... its been a mess ever since. I also had to recap live electrical wires, pick up after them when they would finish for the day... I could go on and on but I won't... I would not hire or recommend this company to drain my bathtub let alone work on my home, and to the person responding... shame on you for misleading in your response. Its your job site, you are the contractor listed on the permits, take some responsibility, and not be quick to shift blame..

  I worked with Armada for a gutter and drainage project. The folks who came out to estimate were very knowledgeable and communication was solid throughout. When the work was in process, the slope in my roof caused one of the gutters to droop. I emailed Ashley on a Sunday about it, she emailed back in an hour that she was on it, called me the next day, Haily came out to look at it the day after and completed a fix very quickly. I was really impressed by how quickly they hopped on it to make sure everything was sorted and completed. I would highly recommend!

To clarify the timeline, after removing your old gutters, our team discovered severe, hidden structural damage to your roof's soffit and rafter tails. To ensure your home was safe without delaying your project or pulling our crew from another active job, we brought in a trusted carpentry partner specifically to handle those structural wood repairs. Once they made the area safe, our team immediately returned and because your home is on a busy street with no driveway, our crews also had to navigate some tough staging logistics a block away at times. Regarding the additional work you requested: we have reached out a few times to get this scheduled, but we purposefully avoid pressuring our clients with constant calls.   We hired Armada's Exterior a little over 6 months ago to replace our gutters. Scheduling and installing went great. They showed up on time and completed the job as promised. The gutteres look great and are functioning perfectly. Very happy.
