we went ahead and got a full roof replacement done by TIMS and the result is exactly what I was hoping for. the old roof was 22 years old, curling, missing shingles in a few spots, and the gutters were full of granules every time it rained. they tore the whole thing off down to the deck, replaced a few pieces of plywood that were soft, put down ice and water shield along the eaves and valleys, and then installed the new architectural shingles. new flashing around all the penetrations, new drip edge, new vents. the finished roof looks really sharp. lines are clean, the color is rich, and the ridge cap blends in well. from the street it looks like a totally different house. they also hauled away all the old material same day which I didn't expect. quality work and the price was reasonable

TIMS did a full roof replacement for us. new architectural shingles and they look really good up there, nice even lines all the way across. they also redid the ridge vent which the old roof didnt even have properly. all the flashing around the bathroom vent and the furnace exhaust was replaced too. the cleanup after was thorough, ran a magnet roller through the grass and driveway. roof looks like it belongs on a newer house now

New roof looks solid, they did the full tear off and put on architectural shingles in like two colors I didn't even know you could mix. Been living in Homer Glen for 12 years and the old roof was original to the house. The ridge line was super clean and straight, thats all I keep staring at from the driveway
