  Don’t pay in full until the job is done! They never came back and finished as they said they would. Look at the seam nothing matches and looks like crap.

  Andy (Project Manager) was courteous and very thorough. The roof replacement was very comprehensive in comparison to other bids received, for around the same cost. The crew was very respectful and worked hard to finish the job in a day.

  Matt and the crew from Lakes Country did a great job from start to finish. Shingled a brand new garage and re-shingled two 100+ year old buildings. Matt came onsite several times (before/during/after) installation to make sure everything went smoothly.

Modified Bitumen Roofing on Lakes Country Commercial Buildings: Materials, Methods, and Lifespan Modified bitumen is an asphalt-based commercial roofing membrane reinforced with either APP (atactic polypropylene) or SBS (styrene-butadiene-styrene) polymers. SBS-modified bitumen remains flexible at low temperatures, making it better suited to Minnesota's climate than APP, which becomes brittle below freezing and is more common in warmer southern markets. SBS membranes are typically installed in two-ply systems: a base sheet mechanically fastened or adhered to the deck, and a granule-surfaced cap sheet torch-applied or cold-adhered over it. A properly installed two-ply SBS modified bitumen system on a commercial building in the Lakes Country area carries a 15 to 20 year functional lifespan, extendable with a silicone or acrylic coating applied at the 10 to 12 year mark. Modified bitumen is repairable in sections using the same torch application method, which reduces the cost of addressing localized damage versus membrane systems that require larger repair patches.
