Just completed: full roof replacement in Owen Brown, Columbia MD This roof is a good reminder that you do not need to have an active leak before getting an inspection. From the ground, many homeowners only notice missing shingles or water coming through the ceiling. But long before that happens, a roof can show signs of age through heavy discoloration, staining, uneven wear, soft spots, and ventilation issues. On this Columbia home, the roof had visible weathering that had been overlooked for years. Once the old shingles were removed, we found 16 sheets of damaged plywood decking underneath. Catching it earlier with a routine inspection could have helped reduce the cost and prevent the damage from spreading. Our team replaced the damaged decking and installed a complete GAF UHDZ architectural shingle roofing system with synthetic underlayment, flashing, proper ventilation, and warranty protection. If your roof is 15 years old or older, do not wait for a leak. A simple inspection can tell you whether your roof still has life left or if small issues are starting to build underneath the surface.
