    I researched local roofing companies with great reviews to get quotes. I thought this would be one, sadly I was very wrong. I met with the estimator who gave me an entire breakdown of the different options and what it would cost. We spoke on the phone a few times and agreed on a price to get the job done. They sent me a contract to sign and then I waited to get the job scheduled. Took about a week and they call to let me know the signed quote in the contract was incorrect and they cannot honor the price and in order to do the job it would have to be $5,000 more. I, understandably upset, ask how can there be such a big discrepancy. He tells me oh there was some rain that day that he came out, he would be losing money if they did the job and that he would have to project manager reach out to further discuss the issue. I get a call from someone who says how they have to re-train the estimator and they can't do the job at all. Tells me they reserve the rights to cancel their contracts within 60 days. Even mentioning that they don't even know why I was given the second price because even that they can't do...At this point it's laughable. Zero true accountability and a lot of fluff about how many men they have in their crew and how great of a job they do. He tells me I can even reach out to their other customers. No thanks, I've wasted enough time. Bottomline, steer clear of these guys who over promise but do not deliver and wastes your time.

    Hello just a heads up , and to be aware !! Received an estimate on replacing roof , after speaking with estimater and going over what the root cause of why water was not draining off my roof , got an estimate made a deal and set up work to begin. All cash deal mind you ! After starting to replace roof , I began getting phone calls about all these extras that had to take place , was news to me considering we went over several times on what needed to be done and what was cause of my roof not draining properly . Not only was this extra a total surprise but i was told they would pull off roof and not complete the job if I did not sign paper work to preform extra . Now being that there was going to be a storm the next day I was put in a vulnerable position and had no choice but to pay them this “ extra “ . Another point to make was they try to Sell you on costumer service and that they are the best roofers in NYC and that customer service is there specialty , which all started to change once work started I will say that the workers were all professional and worked their butts off but the management definitely likes to play games , and take advantage to vulnerable homeowners ! Be careful !

    Six months, three major storms, and no more bucket in the back bedroom. They replaced the old patched roof with a modified-bitumen system and fixed the soft wood near the wall. The yard was clean when they finished. Short version: the new roof is doing exactly what it’s supposed to do.

    I’ll admit I was skeptical when I was suggested coating the roof instead of replacing it. A coating sounded like another temporary fix, and we had already paid for enough of those. They showed us that the insulation was dry and explained why the existing membrane was still a reasonable candidate for restoration. That made more sense than tearing off a roof that wasn’t actually failing underneath. The seams and vents were repaired first, then the coating went on. The smell was pretty strong that afternoon, which I wish we had known before leaving the upstairs windows open. It disappeared quickly, though. The surface looks much cleaner now and water isn’t getting caught around all the old patchwork. So far, I’m glad we took the less drastic option. Honest company, reasonable pricing.

    Mike and his team repaired and rebuilt a large section of our flat roof on the width of our brownstone , installed new gutters and leaf guards. They worked for the entire day to remove the old section rebuild and added several layers as well as a waterproofing layer under the final top layer . They did a careful, clean and I think very competent rebuild of our roof, I have great confidence in the manner in which they did the repair and reconstruction to restore and create a new waterproofed roof with new gutters that now will properly direct rain water and so it flows correctly into the gutter system, I highly recommend Royal to any one who is looking to repair , rebuild or add a new roof to your building .     Our property is made from two connected structures, and the old flat roof crossed both as though they were identical. The original building has a wood deck, while the rear commercial addition uses metal decking. Their transition had been patched repeatedly because the two sections respond differently to movement and loading. Moisture was concentrated near that transition and around a drain on the metal-deck side. The wood portion showed widespread membrane wear but less trapped water. We considered replacing only the addition, although that would have preserved the oldest roof and most difficult junction. The selected scope removed both systems and detailed each substrate according to its condition. Damaged wood was limited to a narrow strip at the connection, while one corroded metal deck section required replacement near the drain. Both quantities were documented independently. Insulation attachment differed between the two areas, and the transition received a designed movement detail rather than another heavy surface patch. A continuous single-ply membrane then covered the assembly, with tapered insulation carrying water toward the commercial-side drain. Walkway pads identify the path used by service technicians. The wrong fastener package arrived for one deck type. It was caught before installation and exchanged, delaying that section until the following morning. The other roof area continued without substitution. The storefront remained open, while residents received notice about work over the wood-deck portion. Dust protection was adjusted after a small amount reached a rear storage shelf. No merchandise or occupied room was damaged. The transition has now gone through seasonal temperature changes without splitting. Both roof sections drain toward their intended outlets, and the interior locations remain dry. The project succeeded because the connected buildings were treated as one roof with two different substrates, not as one generic surface

    Replacing the flat roof above our pottery studio required working around a kiln exhaust and several scheduled firing days. The leak was not directly at the exhaust, but wet insulation had spread toward its curb from an older drain repair. We needed the roof opened only when the kilns could remain off. The firing schedule was blocked out before removal began. Interior protection covered shelving, unfinished work, and the ceiling area below the drain. The exhaust was inspected and shut down while its flashing was rebuilt. Most of the wood deck remained sound. A small section near the drain required replacement, followed by new insulation, modified-bitumen roofing, tapered drainage, and fresh curb flashing. Walkway pads were added for future exhaust service. One firing had to be postponed when the roof work extended into the next morning. That was inconvenient, but the studio received notice before the kiln was loaded. No clay work or equipment was damaged. The repaired drain and exhaust area have remained dry, and the studio returned to its normal schedule immediately afterward. The coordination mattered because the roof and kiln could not be treated as unrelated systems.     Excellent experience and contractors! Our detached masonry garage in Park Slope had a low-slope roof that drained over one open edge into a gutter. The membrane had curled away from the metal edge, and water was rotting the fascia instead of entering the gutter. Inside, the stain appeared closer to the center because water traveled along the deck. The replacement scope included the membrane, rigid insulation, damaged decking, fascia, perimeter metal, and gutter reset. Most of the roof deck remained sound. Only a narrow strip along the failed edge required new wood. The new roof was installed with a consistent slope toward the gutter, and the edge metal was integrated beneath the membrane termination. The fascia received a protective finish before the gutter returned. We chose not to replace the side trim because it was still solid. The fascia paint looked slightly different from the sample once it dried. It was not terrible, but the visible front section was recoated in a closer color. That added one return visit. Rain now moves directly into the gutter, and the garage ceiling has remained dry. The roof repair also stopped the edge from looking wavy when viewed from the yard.

    I manage a small residential building in Bed-Stuy and needed a reliable solution for recurring top-floor leaks. The existing flat roof had several layers, worn flashing, and insulation that was wet around the main drain. We chose complete replacement with a two-ply SBS modified-bitumen system.     Our flat roof began leaking shortly after the exterior fire escape was scraped and painted. Small metal fragments and a dropped tool had damaged the membrane beneath the work area. The roof itself was still within a reasonable service period and did not need full replacement. The repair covered three punctures and one abraded section beside a fire-escape support. Each area was opened far enough to confirm that the insulation remained dry. Compatible membrane patches were installed, and removable protection pads were placed beneath the points where future maintenance crews would stand. A few paint chips remained along the parapet after the roofing cleanup because they came from the separate fire-escape work. The two crews disagreed initially about who would remove them, but the area was ultimately cleaned before closeout. That coordination could have been smoother. The repaired areas have remained dry, and the protection pads stayed in place during a later inspection. We now require anyone working on the fire escape to include membrane protection in their plan. The actual roof repair was limited and has performed as expected.

    It has been about ten weeks since we replaced our flat roof with Royal Roofing and Siding Brooklyn, and I have checked the rear drain after nearly every rain. The water that used to spread across the back third of the roof now moves into the drain without collecting against the parapet. More importantly, the damp area above our top-floor hallway has not returned. The drainage problem was confirmed before we chose a scope. A plumber checked the vertical leader and found it clear, while the roof inspection showed that the drain sat above a depression created by years of repairs. The overflow scupper had also been partially covered by an older roofing layer. We received options for reopening the scupper and repairing the drain area or replacing the aging roof with a better drainage layout. Since test openings found damp insulation beyond the visible low spot, we chose replacement. The proposal included removal, a decking allowance, insulation, tapered sections, modified-bitumen roofing, drain work, parapet flashing, and restoration of the overflow opening.Only one wood section required replacement, which was less than the allowance. Photographs showed the bare deck, the new slope around the drain, and the completed scupper before the final invoice arrived. The unused wood allowance was credited. Our rear courtyard and the neighboring property are separated by a low wall, so both sides were protected during removal. The debris container stayed one day longer than expected, but the roof itself was finished on schedule. A final sweep found no roofing material in either courtyard. Watching the roof drain after completion was more convincing than being told it looked good. We now have the photographs, material documents, and a clear maintenance point to check after leaf season

    The job technically ended, then opened again because one piece of new coping arrived scratched. It was visible from the neighboring roof but not from our yard. I might not have noticed it myself, but the project manager pointed it out and ordered a replacement before asking for final sign-off. Our property has an upper flat roof that discharged directly onto a lower extension. Years of concentrated runoff had worn the lower membrane and created a low area beneath the outlet. Replacing only the leaking lower roof would have preserved the condition causing most of the wear. Both roofs were measured and included in one drainage plan. The upper surface received tapered insulation and a new modified-bitumen system, while a conductor directed discharge toward the lower roof’s intended drainage path. The lower assembly included reinforced protection where the water entered and additional taper toward its scupper. Removal found no damage on the upper deck. The lower roof needed two plywood sections replaced near the old discharge point. That difference was reflected in the final wood charge rather than applying the allowance evenly to both roofs. Access between the levels made staging awkward. One afternoon update was later than promised because the foreman was helping move materials before rain. We heard from him that evening, and both levels were already secure. The cap sheet, scuppers, parapet flashing, and connecting conductor were completed before the damaged coping piece was replaced. That final return visit took less than an hour. The crew also removed a few scraps left on the lower roof from the first cleanup. During heavy rain, water now moves through the upper outlet and conductor instead of spreading across the lower membrane. The former low area clears much faster. What I remember most is that they identified the damaged metal themselves and fixed it, even though leaving it would have been easier.

    A mechanically attached TPO roof began showing unusual movement after a severe windstorm. One corner had lifted visibly, but inspection also found stretched fastener rows and distorted seams farther into the roof. Although the membrane had not peeled away completely, its attachment could no longer be treated as dependable. Temporary repairs secured the exposed corner while the full condition was documented. Fastener pull tests showed inconsistent resistance in several areas of the metal deck. The owner compared a large partial repair with replacing the complete system. Because the stressed attachment continued beyond the visibly damaged section, full replacement was selected. The existing membrane and insulation were removed in controlled zones. Surface corrosion was cleaned, and damaged deck sections were replaced where the fastener tests had produced unacceptable results. New insulation, high-density cover board, and TPO membrane were installed using an attachment design based on the building height, perimeter zones, and specified wind-uplift requirements. Additional securement was installed at corners and roof edges rather than treating the entire field identically. The parapet coping was also refastened so loose metal could not compromise the new membrane. Work was photographed before the perimeter flashing concealed the attachment. The completed roof passed its required inspection and remained stable during later periods of high wind
