There’s a roofing mistake I see property owners and property managers make all the time: They hire a contractor based on the price of the estimate. I understand why. A roof repair is rarely a planned expense. Usually, there’s a leak, damage, a tenant calling, or water showing up where it absolutely shouldn’t be. You need someone out there quickly. So when Contractor A says, “I can fix it for $800,” and Contractor B says, “We’re looking at $1,500,” it’s tempting to go with the $800 option.
